We’ve been using PriceLabs for a couple years. Couldn’t be happier. Take the time to study the fulll extent of what they offer. Seasonal pricing and minimum nights have been our favorite features beyond the basic dynamic pricing.

I use what my wife and I think is reasonable for our entire home and property, taking into account that often a couple of families rent our home together.
Too, we compare our price with that of similar properties in the area.

I don’t use any third-party pricing services at the moment.
However, if you’d like, you can always refer to Airbnb’s own Smart Pricing tool, which adjusts your nightly rates automatically based on demand, seasonality, and market trends.
It’s quite handy if you want to keep everything within the Airbnb system.

Hi! I've used Wheelhouse for 7 years and love them. Their customer service is immediate and so amazing (trust me... many of the 3rd party apps don't have on demand support and it matters when you're losing your mind and need help ASAP). They've got great tutorials and once you get it set up, I swear I never touch it. It's like magic and so much better than if I tinkered daily.
Regarding the Airbnb smart pricing tool, I'm admittedly suspect. Airbnb tools will always benefit Airbnb and a while back when I tested it, the prices were much lower than the overall pricing that Wheelhouse or PriceLabs might assign because Airbnb wants you booked at any cost. The more bookings they take from the competition the better for them even if it means less money for you. So, be careful and maybe compare the pricing results against a tool like Wheelhouse or PriceLabs.
