Problematic guest

What you do if a guest comes to your place saying she changed Airbnb’s 3 times in the past week and after booking 3 nights with you she leaves after the first night canceling the reservation and asking for refund?

She clearly saw my property map and pictures before booking but she argued that the noise was a factor, but the noise she complained was absurd like the someone walking their dog in the street and she can’t handle any noise…or the cars outside in the street…..seriously crazy! I told her maybe the problem is her not the Airbnb 

any thoughts?

My first instinct when I read your post would be to cut your losses and refund for the unspent nights and be glad to see the back of her! 

And leave an honest review for the next poor host, something I'm sure you would have appreciated if the other hosts didn't mention that something might be amiss with this guest.

@Alejandra1499  I agree with this sentiment.. cut your losses and remove instant book for a short period so you can qualify your guests before they book.

Every Host occasionally lets in  a Guest who isn't the best.

On one side

Your cancellation is not refundable.

Her story is questionable.

Rhe orger side is this lisring only has 1 reveiew and yout Overall Reveiw Ratinf drom previous listungs us below the 4.8 already/

Your future success for your listing don't make it depen denr on who's right or wrong.

Focus on what steps are necessary to protect your listing.  A refund to a Dishonest Guest diesn't guaranyee no nefative review but naybe a 3  instead of a  1 so easier to recover.Srep back and lolok  more to  motive.  You  mention 3 other stays?  Are they all in your area?  If shed is hopping Airbnb's iin your area getting free nights or just renting because she has to wash 5 loads of laundry?  You need to report to Airbnb possible scammer.

@Alejandra1499   A serial canceller!!!  RED FLAG.  I thought I was the only one who had experienced this.  I had 2 ladies who stayed one night, complained that they could not stay and when I turned them over to a friend who ran multiple rental properties, they "tried out" 4 different units until their vacation was over.  My friend was beside herself because she now owed 4 property owners rents that she never received as the guests kept applying for refunds.  (I did not get paid either.)

 

If this guest told you that she has changed AirBnB's 3 times for this one vacation, call CS and ask them to look at her record and demand that you be paid for at least the night that she stayed.  Personally, I would have shown her the door as soon as I learned about the changes.

Whats crazy about it is Airbnb even send me a message ask to consider a full refund !!! I mean really airbnb??
