Renting to teenagers
Good morning from New York! Our Airbnb is in Ocean Pines, Maryland, which is about 10 minutes by car from the beach in Ocean City. Every year, there is what's called "Senior Week," where high school seniors spend the week partying and having fun at the shore before graduation. I got an inquiry about renting to 6 teens for a week, which I declined. I am not comfortable with that many kids and no adults. My question is: Does anyone have any language I can include in my listing that says there needs to be an adult in the booking? Or is it just that simple?

@Shelley159. Oops I should have been clearer. I "set" the min age on another platform that has this functionality and on Airbnb its the first line in my Additional Notes under House Rules.

Oh you probably don't even need to put anything @Robin1533 because Airbnb Party Pooper Naba B has fixed that with AI as per discussions in here.
Good luck trying to get bookings at other times and remember it's unlawful to discriminate based on Age.

There is an Airbnb link that expressly says that you have to be 18 years old to create an account so you could send this to them if the person renting does not meet this criteria:

@Robin1533. I have always put 21 as min booking age in my Airbnb settings. Also, no parties is ticked, I have external cameras etc. Or take @Helen3 advice and block.
In the unlikely event you were even tempted here is the latest result of an unauthorised end of year party for Year 12 students which we call "schoolies week" here:
Not sure if an "adult" parent of one student booked it for their kids and yes, was not authorised by host, owner or platform.
