Rule Set Price Increase Not Working

Rule Set Price Increase Not Working

I applied a 20% rule set price increase for our peak season and have had multiple bookings with no price increase applied. Has anyone experienced this same problem?

@Lena-Properties0 ,

Yes!
Consider turning off smart pricing because the rule-set doesn't sync with smart pricing on. You can find more information about rule sets on the Airbnb website, but to this very day, I couldn't make the rule set work for pricing, even when I turn off smart pricing.
The rule set should automatically disable the smart price and apply the price change to the base price set by the host. Unfortunately, it doesn't do it yet. Maybe in the next update, there will be a major improvement to the rule-set feature and how it is graphically represented in the calendar.

Hi @Lena-Properties0, since you posted in our community a little while ago, is this still happening?

Yes, this same thing still happens to me.

I am having a similar problem. I do not use Smart Pricing and I have all of the standard discounts and Promos at Zero.
I have a Rule-set that Bumps my Base daily price (set in calendar) by 87% and then sets discount rates for 2+, 3+ and 4+ nights with the 4+ set at 37%.
So, one would expect for a $100 per night base price over 20 nights:
All twenty days at $187 less 37% (4+night discount).

In the details section of a reservation expected payout these details would be shown daily. Such as:
Date 1 Seasonal Adjustment $87

Date 1 Long Term Discount -$69

Date 2 Seasonal Adjustment $87

Date 2 Long Term Discount -$69

Date 3 Seasonal Adjustment $87

Date 3 Long Term Discount -$69

and so on...

However, I have a reservation for Dec 28th through Jan 17th where the Seasonal Adjustment (the 87%) simply stopped after Dec 31st. The Discount of 37% coninued through the duration of the reserved dates.

I tried AirBnB Support to figure why they dropped my Seasonal Adjustment and they would not address it. They suggest I contact the Guest.

How do I get AirBnB to review this blatant issue with the application of Rule Sets?
