Service fee changed randomly

Service fee changed randomly

I'm looking for some assistance please to understand what and why this has happened. Still new with air BnB. All my bookings that have come through, I have paid 15.5 and now on a new reservation we are on the 3% split fee. Why has this happened? Should I amend my cost per night so guest aren't paying too high, or will it revert back or is this a setting I can change? Any help welcome.

Hello @Clare676

As of June 22nd 2026, it is my understanding that ALL UK hosts will be moved across to the single fee of 15.5% regardless of whether they are using a channel manager or not.

Some hosts have reported that they are seeing that single fee applied before June 22nd and there is an option to opt in before that date or not.

It looks like you haven't opted in as you have just received a reservation with the split fee of 3% + VAT for you as a host.  The date of the stay may come into play I imagine - ie. before or after June 22nd?

You are so helpful. I thought it was weird it had gone to the 3% when always been on the 15.5.

I will put that date in the diary to look

You need to go in and set your listings up under the new fee system before 22 June @Clare676
