Suggestion you might be feeling decrease because reviews aren't bad but those minor issues are mentioned more than once and yourReview Catagories are suffering.
Location: This has a number of dings. If someone is not familar with New Jersey and New York City, they can easily get confused by your presentation. I have been New York and traffic is never light in the city that never sleeps and 15 minute drive not sure how you accomplished that, haha. People that know the area know your a lot cheaper than a New York City stay so they are happy. Build on their perspective, New Jersey is fantastic, New York City is probally more like 45 minutes but that isn't long and savings is fantastic.. You can afford to dlo the things in the city because your not paying lodging in the city. Your listings are great values people are just booking not fully understanding. Same with parking especially if near restaurants and bars parking in the evening will be very bad. Usually there is a paid parking available. Just offer to set up at their cost, people want easy. Even $10 a night since guests are 5 or 7 nights that is worth it to have no hassle.
The apartment with no living room. Again easy fixes, set up the patio for when its warmer mine I just bought a wicker couch a wicker chair and it came with a wicker colffee table. For the winter just modify your chairs at the table fast fix is some chair pillows hard chairs are not good for extended seating. Then shop around for a more casual comfortable seating next holiday I always find bargains President's Day something like that
