Soiled bedding

Hi, we have come to clean our property and found that the bedding is soiled, the guests did not mention it.  It has gone through the duvet and covers.  Do we ask them about it and how do we rate them. Thanks

If you are at all like us, you will find that soiled bedding is not unusual. For us, it is just the cost of doing business. Clean it, or replace it, if it is not possible to completely remove stains. I would not mention it, and if it is really really awful, I might mark them down a point for cleanliness. For the usual type of stains, I just ignore it. 

No, make them compensate for the bedding.

Hi Carolyn! Great question; I've had this issue multiple times in the past four months. The guests never give a heads up about it. We've only been hosting for four months and have been shocked at the things that people do and don't bother to clean up or let us know about it. At least twice we've had renters who have had their menstrual cycle and gotten it on the bedding. Personally, I would be too embarrassed to leave it like that. I would at least put it in the wash, but I'm learning that not everyone has the same manners.

 

We don't mention it to the guest and just consider it part of doing business. We have purchased spare bedding for each bed so that if we find stains, we have a clean set to put on so that we can take it to be cleaned. We have same day turnovers, so there is not time to wash and dry stained bedding.

For the guest rating, consider the overall stay. If everything else was fine, you don't necessarily need to leave a very low rating, but you can mention the failure to report the significant soiling in your private feedback.

I would also take photos before cleaning, keep any cleaning or replacement receipts, and document the condition in case you need to request reimbursement through the booking platform.

If you’re dealing with soiled bedding, the easiest thing is to remove the sheets as soon as possible and wash them according to the care label. For stains, it usually helps to rinse the affected area with cold water first and then use a suitable laundry detergent before washing.

If the bedding has been heavily soiled, you may want to wash it separately and make sure it’s completely dry before using it again. Keeping an extra set of sheets around can also make things much easier when you need a quick change.
