Under 18 guest age groups

I am fairly new to Airbnb ( less than 1 year ) Currently Airbnb designates age groups as below 2yrs ,  2yrs to 12 yrs, and 12yrs to 18. My wife is a preschool teacher and suggests more categories because there is a big difference between a 2 yr old & 12 yr old. We have several stairs & infants are ok , but the stairs might be a danger for toddlers or young children. It has a small yard so very active elementary students may not have enough room to play, but older children would be able to find things to occupy themselves. We want families to stay, but we want to give the clearest picture of what they are renting. So what's your thoughts in the not suitable category...should there be more options for hosts?

Not necessarily more options, but adjusting the current option boundaries would help, like making them 0-7 and 8-18. It’s the toddlers that tend to be the most problematic (for me, anyway), so putting them in the same category as the 0-2 infants would make more practical sense. Like @Jim1836 said, there’s a big difference between a 2 year old and a 12 year old.

@Jim1836  I would tend to agree with @Pat271 .  I have no issue with children at my properties, but some are more suited to older kids who can play safely while outside on their own whereas others are not at all suitable for a child of any age, even if an infant in arms.  Two categories is better than multiple ones -- the booking adults will prevaricate anyway.  

 

 I also take issue with  AirBnB's "kids are free" when my municipality licenses me for X number of human beings in residence, be they an infant or adult.   All lives matter!
