@Quentin163   This posting will probably be removed, as I highly doubt it is permitted to post photos of Airbnb users here. Anyway, it is not useful to hosts who receive a booking request, as the user's photo is not visible during this process.

As far as "buyer beware" goes, I would have grave concerns about your own listings. Why is it that you happen to have dozens of reviews from your fellow dorm-hostel operator Dale? Is it just to bury the many reviews saying that your operation is extremely dirty and illegal?

And Dale has dozens from Quentin. Typically giving a great review after a real guest gives a bad one? Hmmm

Hi Andrew,

Thanks for your advice

I understand the profile photo is doesn’t visible in the reservation progress, but I wish other local host can beware this person Is dangerous and even after the booking is confirmed. Hosts can make the cancellation.
I just hope no other victims like Dan.

Dale and Dan are my friends, when my listing are over book, I  or my brother will stay in their home. My guest are mostly local, long terms stay.
I allow cooking In the my open American kitchen , that explains the space is always messy and not clean. My
listing definitely not good fit for Airbnb users who’s are  looking for clean place to stay.

Pretty much everyone is looking for a clean place to stay, Quentin. That you allow cooking in your "open American kitchen", whatever that is, is no excuse whatsoever for the kitchen being messy or dirty. It's your responsibility as a host to ensure the kitchen is cleaned on a daily basis if you can't get your guests to clean up after themselves.

That's what other hosts who rent out multiple rooms to unrelated guests do if there is a shared kitchen or bathroom.

@Quentin163 If your plan was to lose all the bad reviews by resisting your dormitory I am afraid it hasn't worked.

Perhaps you have started afresh with a new place and it will be cleaner than the last

Hi Mike,

Sorry that you felt this way, I do not plan to have a new apartment.

Negative reviews is my listing is better than a positive once, may the users notice my dormitory are most flexible

Is this the same guest that Dale posted about recently (the one that has left all the positive reviews for your listing who runs a similar hostel set up) @Quentin163

It seems a little odd that you are both staying at each others hostels so much when you both live in the same city 🙂

Hi Helen,

Sorry that you felt odd " Why we stay in each other home and live near the neighbourhood "

I and Dale we have a arrangement in case of we are over booking, we will sent over the guest to each other home, of course guest must be agreed before we move them.

As my dormitory are allow cooking, flexible in internal rules, no curfew times. When Dale guest really need to cook access kitchen, or they wish to daily return after midnight. We will suggest each other location, they are welcome to change the location for the similar price.

It's explain why in any times my apartment is complete, I will go to stay their home too.

Of course we need to book though in Airbnb to ensure each other listing date still available.

This situation is common in Paris, many Parisien  rent out the studio, private room. When their own apartment or studio is complete, they will need to find other budget place to stay.

I hope you satisfaction my respond.

Thank you

@Quentin163 Oh dear, so not only you have poor reviews and have re-listed your property to try to avoid the bad reviews you also overbook your property and then try to move guests to another hostel.

I assume when you move guests Dale leaves you a glowing review even though he hasn't  actually stayed with you.

If the above is all correct I hope Airbnb catch up with you and ban you from the site.

@Quentin163 Your listings have disappeared! Have Airbnb caught up with you?

I just un list my listing in Airbnb because I always prefer long terms guest.

Since August till Jan 2021, my listing almost complete by local student because of the new semester.

Beside,I also do not wish to have Dan experience,

as in Airbnb user profile is  hard to tell someone behaviour.

I prefer to meet my guest during his/ her visit, then decide they can verity to be my tenant if they  interested.

Once again, I'm truly apologise to you, if yours thought that our reviews are just to cover the pass bad reviews. As Dale and Dan don't need a fake good reviews, because they have been pass 600 reviews.

Btw, the main reason for this post is to warn other host to beware this person, hope not another victim.

Have a nice weekend, God bless

@Quentin163  It's not my place to police your choices as a host, I can only tell you what it looks like when two hosts leave ridiculous amounts of reviews for each other. From the guest perspective, it looks like nothing but fraud. Of course that's not as serious of a crime as assaulting someone with a deadly weapon, but nonetheless it is a very suspicious behavior that seems even more blatant in light of the fact that so many of your real guests report feeling your property is unsafe, unsanitary, and possibly illegal. (Seriously - no matter what your price point, cleanliness is not optional)

I'm not a luxury traveler myself, I'm not opposed to staying in shared rooms, but I'd take one look at your profile and instantly conclude that you were a dodgy, untrustworthy operator. Stacking up your listing with reviews from a friend was a really dumb move, if you want to look legitimate. And worse yet, actions like this scare away your intended guests (presumably, easygoing budget travelers) and makes you and Dale more of a target for criminals.

You may have completely innocent intentions, but I'm not confident that you're running this business professionally enough to secure the safety of your guests. Focusing on this one violent person is really missing the point.

@Quentin163

Subject to addressing all of the above concerns....thank you for trying to put Airbnb users on notice about a criminal who passed through your dorm.

Did you report the matter to the Gendarmes?

How can we help further with ideas to assist you in creating a better Listing? Why not try to reduce the size of your undertaking for example and focus on quality of your offering  until you can provide an extremely safe environment?

What happened in the incident? And how can you ensure that it never happens again? I appreciate that you are trying to create an offering for students and then there is the consideration of extending assistance to homeless or the destitute but here in UK that is a unique specialism due to the the traumatised nature of this user group.
