I have had at least 6 cancellations in one month (August). Some cancelled just 7 nights before the date they were booked so it is difficult to get another booking. It seems that visitors can cancel as they please  while hosts have to deal with the result. Have other hosts had similar experience?

@Clare166 you need to firm up your cancellation policy. With flexible policy you will get more bookings but as you have found out they can be more damaging than good.

Hello @Clare166,  I’m so sorry to hear this. Have you had a chance to read the hosts’ opinions? Have you considered implementing the Strict Cancellation Policy?

I have considered a flexible cancellation policy for the sole reason that I you supposedly get a higher placement in search results and more bookings. But also you would get way more actual cancellations because I would think some people are just reserving your property to hold the dates as a “just in case” option. To me, a higher placement in search is not worth it. I definitely recommend a more strict cancellation policy. It would definitely cut down on your cancellations. You only want people booking your property who actually are sure they really want to stay there.  You will still get the occasional cancellation with a stricter policy but at least your chances are a lot better.
