edit what this place offers

How can I edit "What this place offers"? Especially the "Not Included" section. Very frustrating!!!

It should be under the amenities section  of your listing. It depends on if you are using a web browser or the app to make changes. 

Sometimes with new updates some amenities inadvertently get unchecked as I had someone ask if I provide basic toiletries and I said yes it is listed but when I checked it for some reasons it was unchecked. It is a good idea to check your listing every now and then to see how it appears to potential guests l.

As @Lorina14 states, you cannot directly change the What This Place Offers section of the listing. Airbnb looks at your amenities list and chooses the pulls from that list to display what is popular in your location.

You CAN update/edit your amenities to ensure all the amenties you have (or don't have) are correct in the Amenities section of the Listing Editor.

Do you have air conditioning and/or cameras? If you do have them, you need to update your amenities section in order for the "Not Included" callout to be removed.

Amenities Info Missing

You are missing a lot of information on the amenities you do have listed? I would go through ALL amenities and ensure they are checked and add the information indicated by the pencil icons:
