Compared to last year, things are much better. Local People from City area, Who wants to enjoy Home stay in Nature come to my Place. This summer increase in occupancy due to People aware of my Place. It may not be true for other Home stays,  as My villa is like farm house.

Here in Nevada, reservations have slowed down. There is a lot of factors to consider such as the economy, increase in listings, and other things that impact guests travels.

Beautiful House and excellent reviews.

Maybe consider are you targeting the right market?  Families love your property but even then what is the average group size?  12 is a very large group even if multiple siblings with their families, 12 people all on vacation the same week is a minor miracle haha.  Max 12 will make your property primary if I search 12 but the Airbnb Search will display you lower if my group is say 8 for properties for 8.  Make sense?  It gives priority to a Guest's wants first not what you can fit.

I appreciate your comments, this is a good idea.    My rentals have been down.    I will make the change to 8 right now.

What could actually though you have to build reviews again, is two listings.  You are not creating a duplicate if a difference max guests and just don't list one of the beds.  One price if group is 12 but if group only 8 then this listing at this price
