I just purchased a vertical duplex (stacked top/bottom). I would like to rent one unit on AirBnB. It is located less than the minutes from downtown Atlanta . What is the best way to rent it out, by the room or by the unit? I would like to rent by the unit but I’m concerned that guests will be deterred by it being a duplex. Has anyone had success with a duplex? If so, what recommendations do you have for listing and set up, including outdoor space?
@Nicole3966 Hello! I advise renting out the unit. First you'll get more bookings for more money. Second it's just inviting issues to have multiple strangers sharing a space. I have a duplex and took a lot of steps to minimize disturbance to the other unit which is rented as a regular leased apartment. First I installed carpet with thick padding on the stairs to help with noise there. I set check-in time as before 10pm to minimize noise after hours. I have clear rules in my listing about there being no parties allowed and I also require that acknowledgement via auto message when they book. I state that quiet hours are to be respected in the listing. I also discussed the whole thing with the tenant beforehand and let them know to call me anytime if people are behaving outside of the house rules. I'm definitely prepared to knock on the door with unhappy face on! So far I've not had any issues. The tenant has even enjoyed meeting people from all over the world and having little chats in the common backyard. Backyard is common space for both the tenant's and guests use. No one hardly ever used it! Best of luck!
