Congratulations on your listing and for the 5 star reviews. That's great.
Here's some listing feedback:
- first 5 photos: take a look at how these first 5 photos show up on a desktop (not mobile) in a grid on your listing. You have two shots of a hallway view. I would select other interior shots that better showcase the home. And I would probably not include the photo of the exterior neighborhood sign in the first five photos either. All are photos to keep in your listing though.
- photos don't seem to be professional photos (?). I would invest in professional photos if/when possible. It's certainly ok to have non-professional sprinkled in but for the main areas of the home for guests I would have it be professional photos.
- photos should have captions. Over time, I would add in some comments that are relevant or meaningful. Not just 'exterior front' but something like "front view, two car garage available for guest use", not "living room" but "main living room with enough seating for all". And so on. These can be updated as needed based on how guests use the space or comment about the space.
- I am unfamiliar with this area and so I don't have a good grasp on the guest dynamics, but you should try and speak to this more. Families for the beach? some other local attraction? a groups of adult friends?
- if you aren't already, identify key competition and study what they are doing - not to copy it necessarily but to get a good idea of how guests are being treated in your particular market.
