All advice or tips are much appreciated. I am new to hosting and love the Airbnb community for years. This unit typically rents to students/teachers/researchers at UNT and is now available for STR as well. I am struggling to get reviews, for one due to longer stays and appreciate any advice for that or anything else you see that would improve this listing. This is what we send for a check out message where we ask the guests to make a review on our listings:
Hello Guest first name ,
We hope you've had a wonderful stay with us at Listing name ! As your checkout date approaches, we'd like to provide you with some simple instructions to ensure a smooth departure.
Kindly plan to check out by Checkout time on Checkout date (tomorrow), or even earlier if needed. Your comfort during your stay has been our top priority, and now we'd like to make your departure just as hassle-free.
Before you head out, please remember:
* Leave the beds as they are; no need to strip them.
* Place the key and any pocket Wi-Fi router (if provided) on the dining room table.
* Ensure all doors, windows, and faucets are securely closed.
* If you've experienced any accidental breakages or damages, please let us know before your departure so we can get ready for the next guests.
* Dispose of your garbage in the outdoor bins near the building.
* Drop us a quick message when you're leaving, so we can wrap things up on our end.

Yes, they do. We have 99/100 reviews.
The one that doesn't sometimes is because they don't have internet connection or simply busy. There are few that never leave a review too.

The place looks clean and tidy for sure - but borderline sterile.
I would second the motion to get more authentic, dimensional artwork (I have a lot of good recommendations from Etsy) and ways to feel like they're connected to the neighborhood via your place.

Quick suggestion. Change the title of your listing to something more descriptive...maybe highlighting that the townhouse is "Walking distance to vibrant and growing downtown Denton, UNT" or something about free parking for two cars? "Peachy Keen Palace" is cute but doesn't give the guest any additional info about the space. You have literally seconds - maybe even micro seconds - to catch someone's attention. You want to convey as much info as possible.

Also, re: reviews. We make sure in our check in info to specifically ask for reviews ... that we aim to provide a Five Star experience. We check in on the guest once they're in to see if we can answer any questions or solve any issues. Then we leave them alone until we send check out info. We ask for a Five Star review then as well, reminding them that we work hard to earn good reviews and ask for same. We also state that we find that our guests are often the ones that provide the best beta on how we can do things better. We ask them to provide us with that feed back "ideally by way of a private message." This seems to work pretty well for us. Then again, most of our guests are short term stays - 2-3 days.
