We just started hosting on Airbnb and wanted to learn some strategies to make our listing attractive for our guests.
Hello, I am putting in a claim for the first time. This experience has made me think how to standardize my place so I can quickly account for any missing or damaged things. Like example I have a 8 place setting for plates/utensils or 4 towels, 4 hand towels etc and I notice utensils missing or damaged, missing linen, could I charge to replace those?
Yes you can use the "send/request money" button on the reservation to ask the guest for payment @Jenniffer27
Be sure to think it through carefully - many guests complain that they were falsely accused and that a previous guest may have been responsible. One doesn't want to blame to wrong guest.
Also, many hosts find that things very rarely go missing, so when they do, it may be better all round to just replace an inexpensive item and move on. Friction between host and guest is not only unpleasant, it may also spill over into the reviews, causing more friction ...
I also had the same experience except I had taken pictures of everything that I had before the guest arrived so I could document it, but this person was there for three months and when she left, I was able to take pictures of damaged items as well as missing items I did ask her about them because she was going to be staying in the same city Just to return them and she refused so I did have to reach out to Airbnb resolutions they were really good to work with. I sent them links of the items that were missing and they reimbursed me for it
@Jenniffer27 Yes, you can charge for missing or damaged items—just make sure to document everything with clear photos before and after each stay. I keep a basic inventory list for things like towels and utensils. For small items, replacing them quietly can avoid conflict, but always protect your space. You've got this.
