Event venue with lodging

Hello everyone, I have a question about creating a listing on Airbnb, we have two 2-bedroom units that are located in the same building, we are thinking of listing each unit separately, and/or as one 4-bedroom unit, each unit is its own floor in building with separate entrances, there is also a roof top terrace with an outdoor bar area and small room for setting up a buffet type setting, and a fourth terrace with spectacular views of Atlantic and Caribbean, the event venue will include entire building with both units, so venue includes lodging.  Essentially if rented for a wedding, bridal party has rooms available to prepare for wedding, guests to stay before and after event. So question is, can we list on Airbnb as an event venue as we are providing lodging, and if so, how to go about it?  Thank you for any advice and suggestions.

@Joseph2861 On Airbnb, you can definitely list each 2-bedroom unit separately, and you can also create another listing for the entire property (all 4 bedrooms) so larger groups can book the whole building. Many hosts with multi-unit properties do this to attract both small and large groups.

 

However, Airbnb generally does not allow listings to be marketed specifically as event venues.
You can mention in your description that the property is suitable for small gatherings or celebrations, but you should still set clear house rules regarding events and the number of guests allowed.

 

For the setup, you could:

  • Create two separate listings for each 2-bedroom floor.

  • Create one additional listing for the entire building (4 bedrooms + terraces).

  • In the description, highlight the rooftop terrace, bar area, and beautiful views, which would naturally appeal to groups celebrating special occasions.

This way you can attract couples, small families, and larger groups, while staying within Airbnb’s policies.

@Nandini11 Thank you for your reply and suggestions.  We are definitely going to list each unit separately, then another listing as a whole.  The terrace and views are going to be our selling point, which we will include photos of the views in listings.

In addition to what has already been thoroughly and excellently explained by @Nandini11, I would suggest you take photos of the highlights of your accommodations and terraces.
Right now, you’ll be getting bookings thanks to those photos.
Later on, you can build customer loyalty through your distinctive hospitality by offering your guests a welcome aperitif or local food and drinks.
Your guests will appreciate this and will certainly remember you and your special welcome.
