Good afternoon everyone. My name is Tomasa and i have my Airbnb in Puerto Plata, DR.  Im just wondering why my house hasn’t had any bookings. The house went live in July 2026. I don’t know if this is kind of normal since I’m new to the business.

I noticed there was 1 booking (with nice review) !

I looked at the listing, it seems to me everything is fine.

I also checked if it is in the search system (it is !)

Mabe check the "amount of views" on the statistics pages

Only minor comments:

It says there is a kitchen AND a kitchenette

But photos show the same space.

Dining area: shows 2 identical photos

I suggest to add the "nosmoking" and "noparties" options (from the editor) to the houserules

Hi @Tomasa10 , Thanks for sharing your listing.  There are duplicate pictures of the living room, kitchen and dining areas.  You should consider dressing up the balcony - maybe add plants. I think you should also add pictures of the areas you describe in your listing like the beach and the town's attractions.  Lastly, the title should have the word modern in it, instead of Home in PP. The location and bedroom descriptions are already in the listing so remove them from the title. Good luck with your listing. Sky

Yours is a lovely house. Except for a few duplicate pics rest is all fine. Yes as suggested you can change the title of your listing and add a few plants in your balcony - this gives a pleasant feeling. Add a guidebook to your listing which gives info about some important tourist and sight seeing places, good street eateries and shopping places. Airbnb has this option. About bookings  there are bit slow times and once you get bookings +reviews things will change. People check reviews to book. Anyways all the best.

Hey @Tomasa10 ! I manage a few rentals in Kentucky and took a look. Your place looks bright and clean. A couple things I’d work on before assuming you just need to lower the price.

The photo you shared has a lot of the floor and column in the frame. I’d try a cover photo that really shows off the best part of the place, whether that’s the living area, balcony, or view. Think about what would catch your eye scrolling through on your phone.

I’d also make a few details clearer. Is the beach 10 minutes driving or walking? Is there a private entrance to the upstairs unit? And since two bedrooms have A/C, what does the third have for cooling? Those are things I’d wonder about as a guest.

For pricing, I’d compare the full total for the same dates against similar nearby places, including fees. That’ll tell you more than comparing nightly rates alone.

What’s your usual nightly rate and minimum stay? And are you getting many listing views? That would help narrow down what to work on first.

Happy Thursday  @Tomasa10  I hope you having a beautiful  day.  The first couple of weeks will be a building stage so dont get discourage. I took a look, and honestly the home itself is beautiful, bright and clean. I think the issue is more about how the listing is selling the experience. The cover photo doesn’t immediately grab you, the description feels a little generic, and the title could highlight the strongest selling points tad better mountain views, beach proximity and the modern 3-bedroom space.

I also noticed it says only 2 bedrooms has air cons which could make people hesitate with a 3-bedroom home, and with only one review, you still building that trust factor. I’d focus on stronger photos/staging, a more enticing title and description, clearly highlighting what’s nearby, and competitive pricing  and discounts until you gets a few more reviews. The property is nice it just needs the listing to make people feel like they want to holiday there.

Hello Tomasa,   I looked at your ad and at others in the area.  I  can see that you offer a great space but you are at the top range of the prices for that location , rooms and such. Have you considered lowering the price for a month or two to be more competitive?  It is also going to be much busier in a few month I imagine, so building some great reviews now will help you raise the price with the reviews to encourage people as to why your place is worth it.

For you listing, I think adding a fire and carbon monoxide alarms would really matter to some folks, and it does stand out as it is considered  an important safety feature.

Your photos are good but. come colour might help.  A bowl of lemons and limes in the kitchen, a bright red “something” in the living room to catch the eye.  A. throw,  a colourful book, plant,  bouquet of flowers  (great excuse to treat yourself as you can buy them with pre tax dollers for the photos then take them home to enjoy)

I read a lot of the listing by others in my area when I started earlier this year. I saw what they offered or how they made their place seem special, it gave me lots of good ideas.

I am sure you will get some more business soon.

I don’t have a clue what the tourist/vacation rental market is in the Dominican Republic, but the space looks great and very inviting, I don’t see any issues that would be a turn off for most guests. I see you’re offering a discount, which is what I would do, because right now you just need to get people in there to review it. There’s a lot of competition in your area so I’m sure that’s having a big effect, so you may need to momentarily lower the price more than you want to just to get people in the door and start building a reputation. It can be easy to get lost with so many choices.
