I’m a new host and would love some constructive criticism

Hi 

I have only received one inquiry. Is this usual. 
what can I write or do to make this ad better. 
also, if I’d like to make $400 a week off it excluding all Airbnb fees, how much would I charge per night

1. When you did your market research around supply and demand for your sort of listing when starting up what did it say about likely demand ? 

 

2. Depends what your daily rate is and how many bookings a week you are likely to get @Leah722  what are your competitors charging for similar places ?

Hi @Leah722 

If I looked at the property as a guest, I would wonder whether I was expected to bring my own bedding (based on the photos). Also, the term "guesthouse" used in the property type would confuse me - perhaps it's better to choose "guest suite" (assuming it's a suite in a house of which the rest is not on Airbnb?)

In case others also wonder about these, it's possible that they would click the next listing instead of searching for answers in your listing or going through the trouble of asking. Hope it helps a bit!

Please ensure that the beds are impeccably made in order to elevate the overall presentation. The current layout is not welcoming. Consider incorporating a mini fridge to improve the ambiance. Additionally, take high-quality photos and close the window blinds as the lighting is subpar and requires attention.

Hi Leah,

 

I think you need to take some better photos.

Photos are one of the main reasons you will be booked - that and location and price.

Make your areas more inviting- plants, prints on the wall, throw cushions.

Consider who your target market will be?

Will they be business traveler's ?(maybe add a desk) Overseas tourists? Couples? 
What is your competition like?

You will be competing with hostels, hotels and other Airbnbs in the area, so do your research. Jump on the Airbnb App and check out similar Airbnbs to yours in the area. 
What do they offer? What is their nightly price?

Consider offering monthly discounts for long term bookings.

Also, even though your listing is a “Room” listing - the guest still shares the common spaces so take great photos of the kitchen and living areas.

St Kilda is an awesome area for cafes as well so add some photos of those.

If your listing is new, you should consider taking advantage of the 20% New Host Listing discount. 
It seems to really help with getting booked.

I think you have a what looks to be an impeccably clean property with  nice architecture which seems to either be nicely built or well renovated. That’s should definitely attract the eyes of many. With that being said, people may seek to have a comfy stay in a place that looks like similar to other nearby accommodations (aesthetically). Consider well made beds (white linens) with at least two pillows. I have found duvets to be extremely helpful allowing for a quicker more eco friendly santization of the space. Perhaps a table between the beds would be helpful with a charging station. There are generally affordable options that are easy to buy and assemble. A green plant should add some color. When time permits, perhaps an upgrade to two double (full sized beds) rather than two singles. This should attract more couples.
