New Host Questions.

1. What should we include in our starter kit for people staying for a week or so? Toilet paper, paper towels, anything else etc?
2. What should we supply the kitchen with outside of cooking stuff? Standard cooking supplies like seasoning, oils, etc?
3. Do you have any tips on things that have worked for your Airbnb?

4. How do you do your pricing strategy? How do you know what is the best rate to charge for the weeks/months?
5. What helped you become a highly rated host?

Welcome and wishing you much success!

 

Here's some general notes from our experiences along the way:

 

- yes to toilet paper & paper towels, add: garbage bags, paper napkins, tissues. If you read enough reviews you will see that people hate having to supply their own toilet paper or garbage bags, even if you say you are just supplying a starter supply, it still comes up and seems it isn't worth the trade off here. In terms of quantity, it doesn't have to be overboard either.  And just as an aside, we offer linen napkins and swedish dishcloths so people don't have to only use single use stuff, but have opted to still provide to avoid an uproar. 

 

- for a guest staying a week or more: we make sure our quantities of supplies are increased accordingly if this is longer than your typical reservation. 

 

- we can't see your listing so unsure if this is relevant but: dish soap, dishwasher tabs/soap, laundry soap, general cleaning supplies so a guest can wipe things down and clean up after themselves as needed.

 

- we have a collection of refillable containers and bulk supplies of: hand soap, shampoo, conditioner, bodywash and we put a set in each bathroom. 

 

- kitchen:  yes to spices, two options for oil (olive, and one other for cooking), vinegar, sugar, salt/pepper, tea & coffee options. at a minimum.

 

- pricing: your best information is going to come from research on your specific market. I have several competitor listings that I review regularly to understand their pricing, amenities, etc. I also conduct general searches outside of this list. It is very useful to understand what a guest will be seeing when conducting a search.

From our experience hosting our resort apartment, here’s what has worked really well:

 

Starter Kit:

We always include essentials like toilet paper, paper towels, garbage bags, tissues, dish soap, and laundry detergent. For week-long stays, it’s best to leave enough so guests don’t run out mid-stay. Basic cleaning supplies are also appreciated.

 

Kitchen Supplies:

We stock cooking oil, salt, pepper, sugar, tea, coffee, and a few basic spices — small things that go a long way.

 

Other Tips That Helped Us:

 

  • Set up clear self check-in instructions (lockbox or smart lock).
  • Share a mini local guidebook with food delivery apps, taxi options, and nearby spots.
  • If you offer beach access, shuttle buses, or resort amenities — highlight them clearly.
  • Keep house rules friendly and simple (save energy, clean dishes, take out trash).
  • Stay proactive with communication — helpful but not overwhelming.

 

 

Pricing Strategy:

We track similar listings weekly and adjust rates based on occupancy. Dynamic pricing tools help, but manual adjustments for weekends, seasons, and holidays are key. Discounts for 7+ night stays work well, too.

 

Highly Rated Host Tip:

Fast, friendly communication and a spotless space make the biggest difference. Clear check-in instructions and a well-stocked place really set the tone.

 

Bonus Tip:

It’s really helpful to prepare a short house manual to send after booking — directions, Wi-Fi, check-in steps, and local tips. Guests appreciate the clarity and it prevents most questions.
