Hi @Lynn2251 - here's some observations:
- you listing has "Pets allowed"
- you mention "Pets will be considered on request. Please include information in booking request." in the content of the listing/other things to note, but I would guess that some guests won't notice this statement (I would keep it here nonetheless).
- you should add a pet statement to your house rules - there is nothing mentioned in this section, if a guest were looking (which most would not anyway), is where it should be
- and if you look at your recent reviews, you see 'stayed with a pet' repeatedly so from a high level, this reference plus the 'pets allowed' makes it look sort of easy.
- and if you aren't already, when you confirm occupancy for a reservation, say "no dog" included, and so if in error you can catch it. We do this with every message so we are prompting guests multiple times to ensure their occupancy is correct.
- and would you normally accept two dogs? a puppy? are there special things like "no pets on furniture', or some safety thing, or whatever, that is only mentioned if they let you know? In other words, you could say, "we see two dogs and just need to share this list of info", it's important info for all to keep things safe.
- and you just never know, at least one of the dogs could be a service dog. On our end we ask guests to disclose as no matter the reason we are still obligated to clean the house free from 'dog' which just takes more time/people/ etc so learning after causes us scheduling issues for our cleaning crew.
