Review my Space

Hi everyone! My AirB&B is a new listing, and I’m wondering if anyone has recommendations to add/change to my listing. I’m in the process of finishing the basement - which will be updated this Saturday with pictures (couch, TV and coffee table). Thank you so much!

Congratulations on your new listing! 👏

 

My first and foremost advice is to hire a professional photographer who specializes in vacation rental photography. Trust me, it's going to pay off in the long term. If that's not viable, choose the 7/23 image as the hero image/thumbnail. Add some outdoor images shot at dawn and dusk. If possible, include some fairy lights and an outdoor seating area as well.Use short paragraphs and bullet points for the listing description.

 

Add any additional house rules. Include nearby attractions and food/grocery options as well.

 

I also suggest subscribing to a pricing tool and creating a digital guidebook.

Nice house !

 

There is one thing a like to bring to your attention:

Add the "no parties" rule to the houserules .

Also mention it in the additonal houserules.

 

Because you offer also 1 nights stays: be aware of guests booking for parties !

I would say first identify your market.  12 Guests is an unique market.  Then if your group of 12 coordinated time for a week vacation.  An Air mattress or couch sleeping says I want cheap then paying for six bedrooms. A dining space that can only accommodate half the group that wants to be together for a week again says cheaper not comfort is the Guest primary goal.

If this is a group of 12 that chose to spend a week together, the interest is not go to your bedrooms and watch tv separated.  If they don't have the sitting space for a group of 12 again you are the cheap  mindset.

I think your home is beautiful

The money maker isn't I can cram my space with too many people.  People choosing cheap over comfort, I don't suggest because you will have more cleaning, they are the pickest reviews and if they don't respect their comfort unlikely your house will receive respect.

My opinion but your house is beautiful don't market like economy.

Very nice space. It looks like you've gotten some wonderful suggestions!

As an artist, putting some art on the walls will warm up the space significantly. I think this could attract customers who appreciate a homey feel, who will respect a space that feels as such. 😊
