Hey Dan,

We also have a place in Naples—and having a pool is definitely a big plus!

A few tips to help get more traction:

  1. Listing optimization – Make sure the title and description really highlight what makes your place special.

  2. Photo quality – Good photos go a long way!

  3. Design + amenities – Emphasize anything unique and make sure the listing is clear about what guests can expect.

  4. Pricing strategy – Super important. Naples’ busy season is Jan–March, but with a pool, you’ve got a great chance to attract families year-round

Hope that helps a bit! Let me know if you want to chat more—happy to share what’s worked for us.

Beautiful property and excellent reviews.  There is a little slump in traffic but good catch before becomes big slump'

My suggestions the where you will sleep pictures on the first page fix bedroom 1 shouldn't be the closet, bedroom 2 open the sleep sofa to the bed position, living room sleep sofa the picture now to me looks like not enough room to open and close daily easily.  Maybe show open.

Change your cover photo to the screened in pool.  That is very unique and inviting.

Pato pictures of seating didn't look like comfortable 6 seating.

Use the Airbnb Custom Discounts.  You offer 20% off a few empty days and Airbnb will market the sale dates encouraging more traffic.

@Dan24992, thanks for the tag @Elisa!

You have a great space and your reviews showcase your hospitality!

A few suggestions:

-I would take better pictures with the curtains open and all lights on as your pictures are a bit dark.

-I would fluff up your cushions in the pool area, they look flat/worn.

-Consider putting a lounger and a small table in the corner of the pool in near the windows (it’s an empty space).

-Pics on the walls of the living room would make it more inviting.

-I would have luggage racks in the closet for guests to use. At least one luggage rack per room. Maybe two in the master.
-A plant in the one of the rooms may be nice (even if it is fake) but could be something else to clean dust off of.

-Is there a pool heating fee or is the pool unheated and only available during certain months?

-I would have several friends/family look up your listing as this could potentially affect the ranking (similar to being a guest favorite, being recently booked, having recent reviews).

-I would check on different phones (iPhone, android), on the Airbnb app and websites what page you rank on and note what day/time/device/browser was used. Make changes to the listing name/pic/description and do this again and see if it changes your ranking.
-It’s best to change photo order, update listings regularly as the algortihm notes this.
-Please check formatting on your house rules as there are line breaks that shouldn’t be there on several bullet points.

-Consider doing a special offer to boost your listing. New listings get boosted for 6 weeks and they can also offer a 20% off for the first 3 visits booked or for 1 month whichever comes first, special offers get promoted differently depending on what percentage you give off the regular night stay.
-Check other listings for market research, check Airbnb dynamic pricing, or use airdna or Pricelabs to help with pricing competitively.

Best wishes!

You space is perfection! I know for some reason people are so attracted when they see a pop of color. it might not be your style but for a test, try loading a few photos with a bright painting or a fun flower (can be fake) and have it in your main photo. If you are really ambitious paint one wall in a bedroom a fun color. 🙂
