Hello,

I’m new to managing my Airbnb and currently have Instant Booking turned on. I recently received a booking that raised some concerns, and I wanted to ask for guidance on how to handle situations like this.

What happens when you get a booking that just doesn’t feel quite right? Are there specific safety measures I can implement to help avoid fraudulent or suspicious reservations? I’m especially interested in best practices to help screen guests while still allowing for Instant Booking.

Also, is it possible to decline a reservation, even with Instant Booking enabled, if something about the booking feels off or causes concern?

I want to ensure that both my guests and property remain safe while providing a great experience. Any advice or resources you can provide would be greatly appreciated.

I think as a new host you would be better taking IB off for a month or so until you get more familiar with vetting guests.

 

what did the guest say that gave you cause for concern? What follow up questions did you ask to see if they are a good fit for your listing .

 

unless the guest has indicated they are breaking your house rules you can't cancel an IB without penalty 

 

do look at the Airbnb Help website and host guides on this community - they will answer lots of your questions 

They didn't say anything.  It was a new account and only one review.  I just wanted to know what to look out for.

I turn Instabook on and off.

I don't get a lot of same day reservations not my usual market.  I change my notification time to allow me comfortable time to communicate and vet'

I don't usually have one nighters so I set my minimum stay higher.

Most of the horror experiences posted by Hosts seem to be same day 1 nighters. so far I haven't had that issue.

As to canceling an Instabook.

You can and accept cancellation penalties.

Or if you have a specific reason that  House Rule will be violated
