number of adult guest and children

we have a 4 bedroom rental but we do not want more than 6 adults because the 4th bedroom is for children. The 4th bedroom is a large room with bunkbeds, toys, games, tv, xbox etc. 

I keep getting request for 8 & 10+ adults!   How do i advertise this is a family home?

@Kim3005 you can't... ABB believes that a body is a body, you don't get to have an opinion on the age/size/family status of any body. If you take 10, then that can be any combination of humans.

@Kim3005  As Kelly says, you really can't. About all you can do is lower the guest count to 6, list it as 3 bedrooms, add a captioned photo to your gallery saying "extra bedroom for kids only" and write in your listing description that you can accept 2 (or however many that bedroom sleeps) children in addition to the maximum 6 guest limit but to let you know if they are bringing children.
