Welcome to the 2025 Summer Release Q&A. I’m excited to share more about Airbnb Services, Airbnb Experiences, and the all-new hosting tools announced today.

 

Airbnb Services are incredible services to make any stay more special. Guests can now upgrade their stay with services like a private chef or personal trainer—right at their Airbnb.* We’re launching in 260 cities with 10 categories: chefs, photography, massage, spa treatments, personal training, hair, makeup, nails, prepared meals, and catering. Services are vetted for quality, taking into account criteria like the service host’s  knowledge, education, and reputation.

 

We’re introducing completely reimagined Airbnb Experiences—hosted by locals who know their city best. Guests have new ways to find and book experiences, giving them even more reasons to visit your city. Activities include unique tours, tastings, outdoor activities, workshops, and more. Experiences are vetted for quality, with a focus on hosts’ knowledge, reputation, and authenticity.

 

We’ve rebuilt the app for hosts to include everything you need to manage your home, service, or experience. All-new tools make it even easier to manage reservations, stay on top of scheduling, and grow your business.

Services op Airbnb kunnen een verblijf nog specialer maken. Gasten kunnen hun verblijf voortaan upgraden met services als een privékok of personal trainer, gewoon in hun Airbnb.* We starten in 260 steden met tien categorieën: kok, fotografie, massage, wellnessbehandeling, personal training, haar, visagie, nagelverzorging, maaltijden en catering. Services worden gecontroleerd op kwaliteit, waarbij wordt gekeken naar onder meer de kennis, opleiding en reputatie van de servicehost.

 

We introduceren de volledig vernieuwde Airbnb Experiences, activiteiten georganiseerd door locals die de stad kennen als hun broekzak. Gasten kunnen activiteiten op meer manieren vinden en boeken, waardoor ze nog meer redenen hebben om jouw regio te bezoeken. Activiteiten kunnen unieke rondleidingen, proeverijen, buitenactiviteiten, workshops en nog veel meer zijn. Activiteiten zijn gecontroleerd op kwaliteit, waarbij gekeken wordt naar de kennis, reputatie en authenticiteit van de host.

 

We hebben de app vernieuwd voor hosts. Je kunt er nu makkelijk je woning, service of activiteit in beheren. Gloednieuwe tools maken het nog makkelijker om boekingen te beheren, je planning bij te houden en je bedrijf te laten groeien.

As to payments to Hosts.  Again your insurance question comes up, just like you need a certain type of insurance to receive a rental payment.  If the Host shares in financial rewards by allowing the service provider then legally you have basic requirements and if not met then you could be financially responsible like you are to a Guest.

Just my personal experience lately which isn't my normal.

I have 1 room that emptied recently.

I knew he was leaving I use Airbnb Custom Discounts and normally I fill fast.

I have changed my discounts, my title, my cover photo, no views from Airbnb Marketing.

I incognito signed onto to Airbnb.  The listing was displayed on the top line.  When I clicked it told me rare find available dates.  True

Why?

 

I know not turned on yet but like anything customers know and adapt because a new product or service is about to be announced.

I use work stay in my titles like other use beach stays.  That is my primary selling feature.  

Last night I changed to take work out of my title now my Airbnb Discounts have 6 views in 1 night.  Are the changes scaring away my market?  If I take work out of my description will I get inquiries I want?

Love the update. Curious to see how the flow from Homes impact the Experience/Service.

The new UI is refreshing, the addition of Itinerary make sense, but certain details are definitely questionable.

<b>1. Description</b>
Is it just me or is it too short (90 character limit?). Leaving us no room to go into details about the Experience. There is clearly room for longer description as you can see on the example below. Even on mobile view I feel like there can be a simple "Read more.." function if needed to be shorten.

<b>2.Things to Know/What to Bring</b>
Now becomes a paragraph instead of List View. Harder to read. Having a pop-up like the old layout make here imo.

There used to be a section for this, which is important for certain Experience and now, even though the option is still there on the backend, the frontend dont show it at all.. and again, there is room for it.. At least a pop-up like the old layout would help.

Overall I feel like the new limitations/removal of certain items is a bit too much. Even tho we do have the new Itinerary feature, it sure doesn't cover what is now limited/removed.

Hope this gets addressed and tweaked to fit the different type of Experiences out there.

So it's clear that the "categories" that were brought out last year didn't work out since despite the hype they have disappeared from the booking platform.  No regrets there.

 

Personally I find the new summer release still comes out as busy and confusing for guests who are just looking for a place to stay.  Some of the pictures showing the new experiences/services that have been chosen on that first page are surprising choices I have to admit.  Not a prude by any means but some of them could be misconstrued as being suggestive, sexy even.   Is this really the new norm for Airbnb now?

 

Clearly the hosting business has taken second place to the new ways of expanding the Airbnb business.  There are still many issues I think hosts are desperate for answers for that have still not been addressed despite all the feedback given over the last year:

 

  1. Inaudible ring tone
  2. Lack of filters for guests to find a place that corresponds to their requirements (not one single new filter added to the summer release)
  3. Retaliatory reviews are not being addressed by the new AI process and there is no way for hosts to get a hold of a person to appeal the decision made by a bot.  Host puts in a claim for damages ==> retaliatory review by guest==>appeal by host==>refusal to have review removed when it's clear that the act of putting in a claim led to this poor review.  Hosts have to put in a claim within the 14 day review window so inevitably this leads to a retaliatory review by guest
  4. Same issue for duplicate listings - delisted by AI with no way for hosts to plead their cause.  New ownership for example, proof sent to Airbnb but still their listing is not reinstated causing great stress and hardship
  5. Decline in Customer Service - poorly trained ambassadors who give inaccurate information to hosts and who give out automated replies never actually dealing with the issue in hand.  Again no means of escalating the issue to a supervisor.
  6. Fake claims by guests leading to immediate suspension of listing

I cannot see how these Experiences or Services are going to help me grow my business to be honest as the only ones who benefit are the ones who are charging for these services.  Yet I am expected to host theses activities on my premises, free of charge, not covered by my insurance or Air Cover no doubt in case of damages or extra cleaning involved and risking infuriating my already irate neighbours. 

Is there an opt-in/opt-out button that we can activate as hosts on our listings?

I agree 100 % with you, @Joelle43 .

 

As usual, the release includes new features that few hosts/guests have requested or will appreciate. And few/no improvements on areas that really, really need fixing.

 

I’ve already been in contact with Support, to make sure I don’t run into a masseuse or a hairdresser when I come home from the office.


As usual, this required a looong thread of messages between myself and Support - which I did not have the time for. And which could have been completely avoided with a simple opt-out/opt-in function. Surely, Support had  lots of other pressing tasks to handle already, before the Summer Release?

I have opted to install this 2025 release - I am a host of a short term rental. 

 

QUESTION: 

 

how do I change the minimum night stay for a particular date? Here's what I am seeing/doing:

 

calendar

select date

pop up window has three black boxes that are editable: 1) availability 2) price 3) length of stay

 

Length of stay: how does this work in this new calendar set up?

 

If I click on the box I get an option to "delete" this from listings OR change the saved stay length to something else but this then changes ALL the stays under this option. I want to change it to another length of stay that I saved and I no longer see these options here. 

 

For example, a date range is set for "3 night minimum"  and I want to change it to "2 night minumim" currently I can: remove/delete my "3 night minumum" option totally OR change the minimum stay in my labeled "3 night minumum" to two nights which is counter productive and weird. I just want to select my saved "2 night minimum"

I am a brain picker lol all my guests have fun with it and they usually have my best ideas.

My market for the past 4 years is a market using Airbnb because better accommodations in I offer the cooking ability and competitive pricing I compete with motel rooms,  They use Airbnb and pay Airbnb fees because they want a higher protection level then taking someone off the internet.

Your Airbnb Home Page no longer speaks to my customer base as the priority.  Now, they are the minority, if you click past what Airbnb wants to sell, you can still find the ability to book.  When you are moved from the majority to the minority suddenly, the customer base may no longer feel protected by Airbnb.  Are they receiving priority care from Airbnb or do they feel the priority is faded?

I book your rental that can accommodate 10 for a girlfriend getaway.

The Host is not notified of Airbnb Services 

Saturday morning 5 bedrooms great guest order 5 different masseuses.

Saturday afternoon 3 bathrooms and a kitchen sink, 4 facial providers, 10 women want their spa treatment.

Sunday morning an 11aam check out,  Guest books the Yoga Service provider at 8 am Sunday morning  Guest uses the backyard for a private yoga class.

If I am the neighbor Airbnb promoted a party in my neighborhood.

Hi! I'm trying to understand - how does the new "Price tips" function work? 

 

I have 2 apartments in the same location, one is a small studio, the other one is a much bigger apartment with more amenities, fancier decorations and more expensive furnishings.

 

"Price tips" suggest me to set the price higher for the small studio, then the big apartment. The only logic I can find is that this algorithm does not take into account information provided about the apartment and gives "Price tips" based only on conversion, views, booking count and so on.

 

Is that so? And if it is, it kinda makes no sense. Maybe Airbnb can improve this system to take into account also the size, amenities because these expenses directly affect the end price.
