You asked: Can Airbnb offer hosts more flexibility and options to set our pricing?

 

Leading up to the last Host Q&A, you asked for more flexibility with your pricing options. We went straight to the team that plans and builds these tools to see what’s on the horizon. What we learned was surprising. It turns out we’ve built solutions for much of what you’re asking for, but lots of hosts don’t know about or use the pricing settings available. We also found out that sometimes offering certain types of discounts harms rather than helps your business. Intrigued? We were too.

 

To make sure you have the latest insights on pricing, let’s take a look at what your options are and how your feedback influences what we build.

 

Current pricing options

 

You specifically asked for the ability to set different prices according to a guest’s length of stay, or based on the days of the week (for example, charging a different price for middle of the week vs. weekend stays). We actually have tools that help you do both! You can offer a discount for stays longer than a week or a month, and you can set up custom weekend pricing.

 

You also asked about charging guests based on the number of beds they use, rather than the number of guests staying in the listing. While we understand that more beds used means more linens to clean, it’s sometimes difficult for guests to anticipate how many beds they’ll use at the time of booking. For example, not every listing describes if beds are queen sized or double, how many sleeper sofas there are, or how the beds are arranged in a room. Some guests may want to see the place before deciding if they’ll share a double bed with a friend or sleep on the pull-out couch. However, guests can accurately and confidently say how many people will be staying, and you can charge an extra guest fee to account for that. If the cost of cleaning and check-in for shorter stays is a concern, you can add cleaning fees to offset those costs.

 

How host feedback is shaping our work

 

Your feedback shows us where things aren’t working for you, and where we can do better. Based on what you’ve told us, we’re focusing our efforts on making every tool more accessible and intuitive. And we’re helping hosts understand how pricing tools work together, which rules take priority when multiple rules overlap, and how to use the tools you have for maximum benefit to you.

 

When it comes to building new pricing tools, we try to account for a multitude of host preferences while keeping things simple enough for guests to still want to book your space with Airbnb. To do this, we solicit host feedback, test new ideas, and notice what happens to bookings when we add new options.

 

Here’s a little insight into how we test and pass along our learnings to you: Sometimes we can anticipate reliable opportunities to boost your earnings. For example, you may have seen insight messages on your calendar and emails highlighting discount opportunities for specific dates that would otherwise go unbooked. When you apply these discounts, we highlight to travelers the value you’re offering and that attracts bookings.

 

Alternatively, sometimes we find that less is more—like in a recent test in which hosts added discounts for 3-6 night stays in areas we noticed travelers were searching for accommodation, and it turned out the guests who booked those discounted spaces would likely have booked the listing at the regular price for the same duration. It’s these types of insights that we pass along to you in how we build and what we recommend.

I like to specify a minimum amount of time required in order to book the reservation, but often guests want to extend their stay a day a two, but because I have a 4 day minimum they are unable to do it online. Allowing guests who are currently onsite to book additional days is advantageous. Creating an additional reservation feature for airbnb guests is worth while.

I would like to have guests that book for more than one person, be required to enter the other person's full name and contact somewhere.  I usually have to ask for this repeatedly through messages.  I fill it out for my husband when I book for our travels, and he gets the itinerary emails.  But is isn't currently required so I get guests asking me to forward things to their traveling companions, which means I have to email them rather than doing it through the app.  It takes twice as long, and the conversations are not documented through Airbnb.  I share my home with guests, so it means I only officially know who one person is, and can't really check out the other person.  What if they have misbehaved on Airbnb and have bad reviews, hence having their friend book.

Hi

I also would love to be able to set off season prices as separate from on season without having to go in and independantly work each week as a set price on the calendar.  This still is not possible, right?  I find I have two choices: either set my minimum price quite high, therefore loose bookings, and have to go in and set low prices by hand.  Verses,  set the lower price, then go in and personally set higher prices for the on season months.  Am I missing something here?!?

I've had to stop using manual override pricing because guests kept asking why the price they saw on the general availability was lower than when they tried to book specific dates. 

 

Living in a city with limited hotel accommodation and several stadiums hosting regular sporting or musical events, I was logical to increase prices for those nights where any accommodation in the city would be limited.  However when tried I kept getting the question I already mentioned: why is the booking price higher than the listing price? 

 

You must surely be able to show the actual set price for the listing to the prospective Booker and not just the basic nightly rate. It's not unreasonable for me to charge a premium during a music festival or when a world-famous star is packing out the local football stadium and every other hotel is fully booked at a premium price?

If maids have to clean during a holiday then it should be an option for charging  cleaning differently during certain days

Also I get a lot of requests for early check in- no issue but the maid has to clean faster and many times the guests dont even arrive to the early check in they requested .. they arrive much later after not al check in! I think it is totally unconsiderated We work really hard to accomodate guests requests. Early check in should have a set amount per hour if early check in is requested that way the maids get paid for their extra effort and guests will be less likely to incurr in unnecessary requests.

I reed the postings regarding pricing and I see all the hosts have homes for vacation rental. My home is strictly business and long-term Cleveland Clinic only. But I have something to say regarding pricing for long-term. My minimum stay is 7 nights and I don,t care even for 7 nights because the overhead is to high to pay my staff and the professional Laundry. For the monthly rate I give a 30% discount and if a guest ask for a additional discount I let the guest know that I have to treat all my guests with the same respect and my price is firm. Every time this type of guest accept my price and book the room, this guests where always big trobble. I have 8 rooms in my home and I prefer to keep a room empty and only have happy guests in my home.  Airbnb constantly asking hosts to give discounts, it is harmfull to the business and not helpfull. Airbnb is accepting to mini hosts and make the supply higher than the demand and harm the business by asking the hosts constantly to reduce the price for there services. I have to say to Airbnb - control your supply in each City. But if Airbnb is making all this changes, please make another change in order safe the guest some money. It is the Bed Tax in Cleveland I am having problems with and I don,t agree with because I pay already the extra tax to the City for my Property being a rental property. My monthly price for each of my rooms is set and apply for Airbnb with 28 nights. I like to have it changed to 30 nights and the guests don,t have to pay the high bed tax. At this point I make this arrangement with the guests and the guest is very happy to safe some money and I don,t have a problem having my room empty for 2 nights, but I not support the bed tax for private homes.

Sesonal pricing is one thing....how about seasonal minmium stays...(eg) Christmas and New Years...We would like to have a minimum stay of 2 weeks, so we do not have a check-in on 24 Dec - Check out on 29...we would prefer to have a restiction to include both Chistmas and New Years (eg) Check in on 20 Dec check out on 03 Jan, or at least a 14 night stay.
