a guest re.serve my house for 1 month. The check in is on end of February. Now they cancel the reserve and ask me to refund them. I saw at my acount that is canceled and that i can refund them clicking on a buton. I start the process but at midle apears to me that if i refund, airbnb will thke that amount from my next payment. Well, if i didn't received any money, because as you know the host only receive the money 1 day after the guests check in and in this case the check in is just in the end of February, so how can i can refund something that i did not received. The money is with airbnb so they should refund. I thought taht when i guest cancel, automaticaly the airbnb refund the money. Is this what my guests trying to do a duplicate of the refund? How is the correct way to proceed? If i refund the money then when i receive some amount from other guests, airbnb will take me that money saying that is for the refund amount of the other guests? I want that my guests be refund of their money because they cancel with a lot of time in advance but i don't want to be prejudicate. How can i refund something that i never received?
If some of you already were in this situation give some lights how to proceed.

Anyway, I am answering your question in english because I am not sure if you speak Portuguese.
Airbnb refunds the guest automatically regarding the amount of money the guest are entitled to be refunded without authorization of the host.
So, it depends on the type of "cancelation policy". There are 3 types of cancelation process.

For example, the "strict" type gives the right to the guest to be refunded partially in case of cancelation, considering how long before checkin day the guest decided to cancel.
i.g. If you use the strict type policy, and if the guest cancel till 1-week before checkin, the guest can have 50% refunded excluding Airbnb fees. The rest of the money goes to the host 24 hours after the checkin day stipulated at the moment of the reservation. Anyway, the guest can ask to the host be refunded, and in this case the host must give its consent to refund the guest. Be sure that, you do not need to refund the 50% if you think you are taking the risk of having a loss. If the guest does NOT accomplish with the deal, you do not need to refund anything you have the right to receive.
Still considering the "strict" type, the guest can not cancel after 1-week before checkin. If the guest does not appear for checkin, nothing will be returned to the guest.

Já verifiquei e é uma reserva para mais de 28 dias. Sendo assim explicaram-me que o hospede não é reembolsado automaticamente. Eu tenho de dar autorização. Mas ao dar a autorização retiram me dinheiro mal entre algum dinheiro na minha conta devido a ter alojado outros hospedes ou só em Março quando estes hospedes supostamente teriam feito o check in? É que se tiver que fazer uma devolução agora estou a dar dinheiro aos meus hospedes adiantado.

Se você autorizar a devolução, você não recebe apenas o que seria pago a você futuramente.
