Hi everyone,

My listing includes a hot tub and it is often the main reason guests book my home, however, it is not available during the months of July and August because it is so hot where I live that it is impossible to maintain the chemicals at safe levels for bathers.

I have stated in several areas of my listing that it is not available during that time but I have run into a few instances where guests either don’t read or understand the availability of the hot tub and express disappointment when they arrive. One guest even attempted to fill it before I was able to respond to his question about doing so.

I have now added the availability in my automated message as soon as someone books my home. 
My question is two fold:

1. is there any other advice hosts have about managing this expectation?

2. does the app have a way of managing amenities so it doesn’t show up if my home is booked in July or August?

Hi @Kimberly1419 Expectation management is so important, I agree. 

In your position, re Q1, for guests booking for July/August. If you haven't already done so, add this detail, briefly, to your first para, not just the bigger/longer listing description (where you can explain the reason why). Make it crystal clear in your first reply to a booking that there is no hot tub in these months, as advised in your listing description. And ask them to confirm that they understand this. If they don't confirm, ask again. 

 

They have 24 hrs to cancel penalty-free. 

Re Q2 I am not aware of any way to manage amenities as you ask - even if there were a way, you can be assured that guests almost *never* refer to the amenity list.
