I’m a host from Diani, Kenya. I’ve been hosting since August 2025. However, I have a feeling that my listing isn’t fully optimized for visibility and conversions on the Airbnb platform.
While I do get some inquiries and bookings, I believe my performance could be better, especially in terms of search ranking, views, and consistent bookings. I’d really appreciate guidance on what key areas I should review or improve.
For those who’ve experienced a similar phase, what specific changes made the biggest difference for your listing’s performance? Are there any common mistakes newer hosts overlook that might be affecting mine?

First of all, congratulations on onboarding your beautiful house on Airbnb! You are definitely on the right path, and it’s great that you’re already thinking about optimisation so early.
I’ll share a few suggestions based on what I noticed, and I hope they help:
• Photography: Your place is lovely, but I’d strongly recommend investing in professional photography. High-quality photos really boost visibility and conversions. I noticed that photo numbers 5 and 6 look almost the same—the only difference is the wide-angle shot. I’d suggest reviewing the photo section carefully and keeping only the strongest, most distinct images so guests get a very clear picture of their stay.
• Guest access & listing clarity: I wanted to point out something important in your description. Under Guest Access, you’ve mentioned that if a single room is booked, guests may need to share common areas, but if two bedrooms are booked, they get the entire place with no sharing of kitchen, bathroom, and lobby. At the same time, the pricing appears to be the same whether it’s one guest or four.
I’d recommend revisiting this section and deciding clearly how you want to offer your space, as this can be confusing for guests and may affect bookings.
• Calendar & booking logic (personal suggestion): On Airbnb, once a guest books—even for one room—your calendar will be blocked for other bookings for the sane date. So practically, you’ll end up giving the entire place even if only one person books one room. It’s very important to be clear about this in your setup and description to avoid misunderstandings later.
• Amenities consistency: I also noticed that during checkout you’ve asked guests to gather used towels in one place, but under amenities, Essentials are shown as unavailable. Additionally, amenities like shampoo, shower gel, etc., are mentioned in the amenities list but aren’t clearly visible in the photos. I’d suggest aligning your amenities section, house rules, and photos so everything feels consistent and transparent.
Overall, it’s a wonderful property, and you’re absolutely in the right place. A few refinements like these can really improve your visibility, guest trust, and conversions. Wishing you lots of great bookings ahead ✨

Hi @Hekaya-Experiences0 - agree with comments from Nandini.
And would just add this:
- if you wish to offer a "room" as in a 'room in a shared space' - then you will want to do a seperate listing with this idea. Currently, your listing is represented like an entire apartment (you mention this idea in your listing content but there is no link or method to do this idea).
-Double check your amenities - if you click on your amenities list the following items are crossed out/showing as unavailable: washer/dryer, Air conditioning, essentials,heating.
Please note that 'essentials' is things like toilet paper and soap and you probably do indeed have those things.
