Why the base price per night changed after the guest booking my list
The base price is 42$ then after booking I found it becomes 34.2$ per night why????
Hi @Muhamed11 the change in the base price per night for your Airbnb listing after a guest's booking could be due to a few reasons:
Dynamic Pricing: Airbnb often uses dynamic pricing algorithms that adjust prices based on demand, season, local events, and booking patterns.
Discounts or Special Offers: If you have set up discounts for longer stays, specific times of the year, or special promotions, the guest's booking might have triggered one of these discounts, resulting in a lower base price.
Airbnb's Service Fee Structure: Sometimes, the way Airbnb calculates and displays its service fees can make the base price appear different.
Currency Exchange Fluctuations: If you and the guest are using different currencies, fluctuations in exchange rates could result in changes in the displayed price.
To determine the exact cause, it's advisable to review your Airbnb account settings, check the details of the booking, and see if there have been any recent updates or communications from Airbnb. If the reason remains unclear, contacting Airbnb support for clarification would be a good step. Hope this helps!
@Alicia753 Thank you for your reply, I already review my account settings and I don't use the smart (dynamic) pricing mean that the price is fixed without any variation.
And for Currency Exchange Fluctuations I and the guest even if we using different currency still the reference currency is the dollar for both of us.
So I am still upset and can't understand why you made this big change in the price per night.
Thank you
Hello @Muhamed11
I just wanted you to know that @Alicia753 is a host and not an Airbnb employee and she has tried to give you possible reasons for this discrepancy in your base price. I am a host too and this community centre is animated by hosts for the main part who offer their free time to other hosts who have problems they need help with.
I see you have three listings and they each have a different nightly price. Two of them have a cleaning one but the "New" one does not. From what I can see you have two discount options running:
===>You offer a flexible cancellation with the additional option of a 10% discount for a non refundable stay.
==> There is also a weekly stay promotion that offers a discount
All of these will reduce your base rate and of course you have the 3%+VAT commission that Airbnb charge hosts on every reservation including the cleaning fee.
If you go onto the guests reservation, you will be able to see what they paid and if a discount was applied and how much. Have you looked at that to see any of the above have been applied?
If not, you can give Airbnb a call or use the message system to ask them to provide you with the explanation.
Let us know as this helps other hosts who encounter the same problem,
All the best Muhamed
Joëlle
Thank you Joelle for your response and demonstrate my misunderstanding about this community which mainly for hosting not related to Airbnb administration.
I want you to help me about items you illustrated like:
-What's the problem with I have three listing with different prices I think there's
no overlap with each other
- I already calculated the two discount and still there are a big gap.
- The cancellation policy is flexible but I didn't understand what the problem with it.
-The weekly stay promotion that offers a discount is one of the two discounts not additional discount.
- Finally I appreciate your reply and I'm new here So, if you have any advice for enhancing my experience.
Thank you 🙏
@Muhamed11 The weekly discount is cumulative to the non-refundable discount. This sounds like it could be your issue. Also they are not applied sequentially so if both are 10% then 20% comes off the full price.
