The first thing is you have a serious bug in your cleaning process. You are in a hole with negatives on that so it can only be rebuilt by future reservations saying clean. A tip, do not mention in your ad, there are scammers that if they see you're trying to fix that type of issue will test if they can get free nights by complaining.
Then the other lows are easier to fix. The Guest just felt wrong expectations.
The Airbnb Platform provides 5 pages for a listing with suggested topics. Complete your ad so future Guests know before they reserve.
I suggest that highlighting what you have, the unusual desire market is big. It looked cool, a mini fort room and triangle room isn't common. Your toilet privacy is fine. Again don't make a big deal but that I would mention in the Additional Notes section, state just clean and to the point. Toilet area has privacy but no door for area.
Your bathroom picture beautiful, the no door becomes a cool funky bathroom.
Unusual is not bad, it is a very big customer market but a very distinct market. If you write your ad encouraging the right market, they will complement what the wrong target market complains about.
Your negative reviews for many other things like location is you're not targeting the target market that wants your location. Encouraging the right target market will boost those areas.
Then you will have to spend multiple weeks to rebuild your traffic.
Update your ad regularly, the prompt Save a change updates an internal Airbnb field Last Date Modified. You want that date updated regularly.
You will need to direct traffic to your Airbnb Listing. One of the keys in display position is traffic count of visitors to your listing.
The right Cover photo and Listing Title is a big area for general Internet promotion.
I would take a pretty picture of the triangle fort. Even people not willing to stay somewhere funky will be curious and click to look. Traffic is counted along with conversions count.
Title I would here be direct again. Management Reorganization Summer Sale. That Reorganization says I am addressing my issues.
Create an Airbnb Custom Link. Copy and post on Social Media, it shows as your cover photo and title, clickable tied to your Airbnb Listing.
Pricing, you are going to have to be extra careful, scammers will target you.
Sit down, figure out your honest expense per night that you expect has to be covered over a significant time period.
That is the minimum you can accept per night and at least not lose money. It takes time to rebuild, be aware when coming up with your minimum.
Do some Airbnb searches and see what the competition is charging. Look at typical rooms that are similar in areas like location, design your unique. Add that to your title: Unique Stay.
Unique and your listing gets a higher price. Calculate a reasonable percentage and add that on. Sale is using that calculated pricing and your expense number. To offer some protections I suggest applying multiple Sales, not just a big discount all at once.
Use percents of the amount you determined. Calculate a percentage for Airbnb Custom Discounts, a percentage for a Length of Stay Discount, the remaining percentage is a Sale Price.
Set your Price and Sale Price.
Do like a 3 day Length of Stay Discount.
Airbnb Custom Discounts, as long as at least a 20% discount, Airbnb will market the discount.
I usually set up 4 campaigns for the listing. I pick 3 days each week, vary my percentage. Once an Airbnb Custom Discount is marketed you will see Insights Measurements, counts of views and conversion counts.
General Internet searches do read the Airbnb website to answer lodging queries. Those types of searches are keyword driven. Works great for potential Guests and Internet searches: Airbnb Guidebooks. A listing can have multiple Guidebooks. Determine, like a well known tourist site nearby, could be anything, create a Guidebook that ties your listing with something popular.
