Bookings drop to ZERO!

Been a host on Airbnb for ten years now.  We're a summer season listing and have always had 60 plus days booked. This year we have had ZERO!  Spoke with customer service and all they could come up with is that I should update my pictures.  I find this as particularly unusual.  We had an uptik in bookings from the "other guys"

Nine years of hosting and 151 reviews really speak volumes about the effort and consistency you’ve put into your listing—it’s truly commendable.

I know you’ve probably heard this before, but updating the photos could really make a difference. The current ones feel a bit dated, and with so many new listings coming up with fresh, high-quality images, a photo refresh might help you stand out even more.

Also, if it’s possible, adding a few more amenities could give guests that extra reason to book. Just a few friendly suggestions to help your already great place stay ahead!

Same here.  We usually have several AIRBNB reservations 'upcoming', regular inquiries by good guests, and a cadence of interest that has been successful until earlier this year, around May.

 

- we do have instant book installed but for some reason started to get a lot of inquirires from people about price, discounts, late check out and doing less days than what our minimum is. Just a poor match of quality on the guest side. 

 

- we don't haggle on price and on other platforms get a higher nightly rate with zero request for discounts etc. It's just a different caliber of guests recently.

 

- I think the update to the pricing structure has had a negative impact on our listing. On AIRBNB it seems to be a more price conscious guest and so price structure doesn't align with this guest. 

 

- we have one upcoming reservation on AIRBNB and 7 on another platform, and three on another.  

 

- another thing that is affecting us is the 'relevant' review is now showing versus 'recent'. This sytsem doesn't well represent us and doesn't do the guest any favors.

 

Great topic. Good luck! Wish I had some evidence on how to manage around this. I am working on some ideas but nothing to report.
