First the Airbnb preferred Host Review is 4.8 and your below that which effects what if an page your listing is displayed in Airbnb Search Display. Fixable.
Airbnb Search reads date modified on your listing. Active Host is a plus so update your listings regularly.
Tweak the description a potential Guest is because your location not your actual apartment.
It is good that you say No Parking sounds like your central. Put a long paragraph car isn't necessary. Highlight the positive.
Okay accommodates 4 open bedroom. price for two people with an add on for person 3 or 4. Then your pricing will be more competitive Probably parents and kids. Who would love saving money by not renting a car. haha
dining table with seating for 4.
The listing with more than 3 guests, you can do Airbnb Custom Discounts if you discount 20% Airbnb will market sale and build back traffic. I suggest do like sales just 2 days each week then you get 4 ad traffic
Flexible refund also gives you a display boost. I do this with the nonrefundable option, most people see the discount. lol Since majority of guest aren't a problem, I haven't had an issue.
Turning on Instabook will also give your listing a boost in display. You can turn off later when you don't need but right now you need the boost. No guarantees but don't allow same day booking and make minimum stay more than 1 night helps avoid scammers
Make sure for the newer listing have the new listing discount turned on
Reading your ad I am guessing a popular travel destination. That always means group pages. or each listing at the bottom, create an Airbnb Custom Link you can post the link it brings in a picture and you generate interest.

Hi @Farren0 ,
Your listing looks great—I really like the photos and the overall vibe of the place. Just a small suggestion: you might want to experiment with slightly more competitive pricing and see how it performs.
Of course, you know your market best, so take it just as a friendly idea!

This is very helpful thank you so much for your response
Hi @Farren0
There are 2 listings on your host profile. I could be wrong, but from the descriptions they look like they could be the same listing? Both say "Entire rental unit" and "4 guests, 1 bedroom, 1 bath".
If the listing is duplicated, you need to delete the one that has only one review - you don't want to get flagged for a duplicate listing.
Presently it's confusing how 4 guests would sleep in one bedroom, which may cause people not to book. In the listing that you keep, be sure to sort the photos into the correct room folders in the Photo Editor. Then tick the types of beds in the bedroom folder. This will help guests understand how the sleeping arrangements work. When one presently clicks your listing, there's no "Where you'll sleep" section. You should correct the photo editor as explained, so that section automatically shows
on your listing.
