How do you collect a caution fee , especially if you're an agent and the property owners requires one

You may perhaps have not found the information, because it's usually called a security deposit 

 

In brief, the situation is that most hosts cannot ask guests to pay a deposit against damage etc. Only hotels and "select software-connected hosts" (see https://www.airbnb.co.uk/help/article/2683) may do so. 

Therefore, as you're not a hotel, the latter is your only option. Do not attempt to 'work around' this by asking guests to pay anything outside the rules - one complaint from a guest and you'll get banned from the platform.

Airbnb doesn’t allow us hosts to directly collect a caution fee, security deposit, or any cash deposit outside the platform.
 


Some API- connected software may allow it, and it must be discloses to guests, 
and the guest must agree in writing.
