Rates Help.

So i have been a host for 9 years and never been able to get my pricing structure correct. 

I need a “Minimum 1 night rate” and to then go up in small increments by adding additional nights. 

for example. 

1 night =£200

2 nights = £250

3 nights = £300. 
However i cant set my nightly rates to £50 as i cant start off at that point. 

is there anyway of doing this without adding/manipulating the cleaning cost? 

Im aware you can apply % discounts but again never got that right either and seems to contradict itself. 

reason im asking is i actually found a listing thats getting it absolutely how i need it. Before messaging the host i wanted to ask if there was something glaringly obvious, i thought inwas pretty well seasoned with this app.

What you saw is a third party tool controlling the pricing for that other listing. There are several apps that do this. Do not be afraid of the cost, it pays for itself very quickly.

 

One thing worth mentioning: be open to different pricing strategies that take more criteria into account and also gather data from other properties. You should really take the time to explore what the market has to offer.

Appreciated! the rates have never been too much of a concern, marketwise Im exactly where I need to be. Its more about getting the best of those "loose days" which whilst I have the ability to get changeovers complete it has to make financial sense.  restricted check in out days just dont work where I am guests need the flexibility.
