Latest update: Despite all the recommendations and restrictions in place, I received a reservation request this week for a family with a child and baby even exceeding my maximum guest number because Airbnb do not count babies in the max guest count. Why have the possibility to set up our listings with a no child rule and then offer it up to poor guests as a good choice for them? So this leaves the host with an awkward and uncomfortable position to deal with and a guest that is angry and baffled by the rejection?
It's a no win all round and can only create bad feeling among guests and yet still the algorithm throws up a non child friendly listing in the search field 😡 Surely this must get addressed soon? It's hurting Airbnb and hosts alike.

They are leaving the onus on the host to enforce the no children rules for their properties. Which is not a bad thing because the host's should determine who can stay in their property. The problem is that the area in the listing dashboard doesn't indicate that the rule will not be enforced systematically.

Just bear in mind that although we are able to put child restrictions on our listings, this will not stop the algorithm showing listings that do not cater for children. Strange but true....
I recommend always checking via message if children will be present or not, especially important if you have an adult only policy for your hotel

In addition to the great tips you've already received, I suggest that one of your photos is a graphic stating the listing is adults only and state the minimum age in the photo tag, the listing description first paragraph and in the Things to know section, and in the house rules.
This property is only for adults who are XX and older.
