My bnb is a self-managed guest unit in my home. I do my own cleaning. (3+hours/stay) Most stays are 1-3 nights. I'd like to incorporate the cleaning fee into the general cost, but can't see a fair way to do it so that I get a fair return on one night stays, but don't overcharge for longer stays. I don't want to exclude 1 night stays. There doesn't seem to be a setting to give a discount for 2-6 days (Although other people have reported that custom length-of-stay settings are available - I can't find them - maybe they are only available for people with more than one property. there is no option for me for discounts except weekly, monthly, early bird and last minute)). I have also had people suggest using a management fee that is split up over the length of stay, however - again - that option doesn't show up for me - it appears to only be available to people with more that 6 listings, who sign up for pro tools. Am I missing something obvious? Or is the system simply not set up to achieve what I'm wanting to do?

@Karen2913 to find the 2-10 day discounts you need to switch pro tools on in your account and then apply a ruleset to your listing calendar. Don't worry about the out of date help article saying pro tools are only available above 6 listings.

The Management Fee option (I believe) is only available for those Hosts using a 3rd party Property Management Software (PMS) connected to Airbnb.
There are 2 types of cleaning fees now; short stay (1-2 nights) and long stay. You can set a different fee for short stays vs long stays.
There is not a way now (that I am aware of) to have a $0 cleaning fee and separate how that is built into your nightly rate for short stays vs long stays. You would have to either have a short stay cleaning fee/long stay cleaning fee, or have no cleaning fee and add the fee to your nightly rate for all stays.

This is another good option for you. A $0 cleaning fee can be helpful, but many hosts still want to incorporate it into their nightly rate (increase their nightly rate), as you want to do. You can then add a discount for longer stays, as @Mike-And-Jane0 suggested using Rule Sets. Basically, you would discount your nightly rate for the longer says, but not for the shorter stays.
The only thing to keep in mind is that incorporating your cleaning fee into your nightly rate will cause your nightly rate to appear higher than your competiton that has a cleaning fee. Also, the guest search algorithm may show you lower in search rank results, as your prices will be higher than your competitors that do have a cleaning fee @Karen2913 .
