if you are going over to the owners house all the time to help guests and the maids and turn on the hot tub and skim the pool what should your cohost payout be in percentage.
I’ve been a Superhost for about 4 years, I started with one listing, then added a second listing, and then finally the third listing. Then Airbnb invited me to be a cohost for the market I’m in… they started marketing my Cohost profile.
I took on three homeowners, but one specifically has me doing a lot more work and micromanages and at this point I’m glad the contract was only for a 30 day period to help him get started.
The contract is for 25% of all bookings and $20 an hour for any in person or online work I do or did for setting up the listing or additional manual labor.
he has a three bedroom two bath home with a swimming pool and hot tub.
I edited his rules to be more effective to protect him. I edited his listing, I created a six page checklist for cleaning crews. I am constantly going over to the home to turn on the hot tub, to assist with minor guest needs, such as hot tub, not hot enough, etc.
i’ve seen people charge 20% for remote management and up to 30% for remote and in person management… But for the extra work I’ve done in person and being available literally 100% of the time, along with him, always guiding me on adding new edits to the listing which is fine… I just feel ready for this contract to be over, but I am curious, what are you other Superhost doing as far as what you charge the home owner. What do you do when the owner is helicopter-parenting the listing when you’re trying to manage it for them?
