Contemplating renting an apartment on Airbnb

I live in Wilmington, Ohio. I have an apartment that I was thinking about renting out on Airbnb. I am hoping some local hosts will be able to help me out with some questions. Does your place get booked up consistently? Are there busier times of the year than others? What have been your pro's and con's of renting on Airbnb? Do you feel it has been more beneficial for you to rent on Airbnb than a yearly renter? I appreciate your input.

@Kay1784 The #1 thing you must do is make sure you have the approval of your landlord that you can list the apt on any short term rental site. And, if this is a condo, you need to know if the condo association allow STRs. 

On your questions, it’s difficult to answer because there are too many variables—location of rental, condition or ambience of apt, number of bedrooms/bathrooms, amenities provided, reviews from previous guests, etc. The best you can do is a search at airbnb.com to compare your rental with similar renters in your location.

1. You need to research supply and demand for your sort of listing it doesn't matter how full others are 

 

2. look on Airdna

 

3. you need to run a profit and loss budget for LTR and STR to see which is likely to be most profitable
