Hey community, I’m trying to figure out how much to charge for a house that first 5-10 people and it’s the whole place to the renters with lots of amenities, any tips or guidance?

Pricing can definitely be tricky at first. A good starting point is to check similar listings in your area that offer entire homes with similar capacity and amenities.

Look at their nightly rates, how many reviews they have, and how booked they seem to be. This will give you a realistic price range to work within.

 

Also, keep in mind that Airbnb's Smart Pricing tool can help you adjust rates based on demand, though many hosts prefer to set rates manually to maintain more control.
