Hi all! I am a new host in Brooklyn. I am only doing monthly rental as the new law in NYC will come into effect soon. I also think monthly may make more sense from the managing perspective.
I just listed my place last week and confirmed two bookings already - it is currently booked until end of October. I wonder how far ahead people book for monthly stay? I confirmed both bookings last weekend and since then, I don’t get any inquires anymore. Is it because people usually don’t book far ahead for monthly? Or does the Airbnb Algo prioritize news host first and once they get bookings, they will be ranked down?
I am not sure how to read into the statics/insights since my listing is less than 7 days old. Can any experienced host share how you utilize the statistics?
Lastly, I would appreciate if you can provide some feedback to my listing!
