Critique My Listing (In Progress of Furnishing)

I'm A.D. in Metro Atlanta, GA. I'm currently furnishing my home with the intention for 30+ day stays, and just published my listing with dates blocked up to my anticipated completion date. In the meantime I've virtually staged my rooms with similar furnishings and decor in the works. Please advise on my listing what I should consider changing and/or adding in the description, etc.

@⁨A-D-⁩1 Very nice home and I would say you are going in the right direction, it's going to be beautiful and attract great guests.  If your business model is for longer term stays, I have a couple of suggestions. 

 

For the living room furniture-  I suggest something a little heartier and functional.  Larger coffee table, may some side tables.  A more comfortable couch. Think deep and plush that you sink into. 

 

What is proposed is gorgeous but probably better suited to the shorter several night stays where it likely wouldn't get a lot of use vs someone staying longer.  Think coming home from work and just wanting to sprawl on the comfy couch to watch some Netflix. How about   playing a board game with their partner on the larger coffee table.  Room for a large pizza box 😬

 

Bedroom and bedding is lovely.  Maybe a sitting chair or bench to put their shoes on. 

 

Kitchen is beautiful!  I am a sucker for blue cabinets.  Have a nice coffee maker which looks like what is on tap.  Maybe even an airfyer for quick meals after work. 

 

That deck!.  You can really make that very warm and welcoming as well as functional.  Def a table for 6 with chairs, an umbrella with an indoor outdoor rug.  How  about a nice propane grill if you are OK with the risk that can come with grills.   A guest could really see themselves relaxing after work cooking on the grill and relaxing on a Sunday with coffee or their favorite beverage.

@Emilie Thank you for your response, and pardon my late reply. Furnishing has taken longer thank expected, but I'm currently about 90% there.

@⁨A-D-⁩1 Looks great!  The couch in the pics is much more inviting.  Do you plan on adding some deck furniture? 

 

I think it's great that you mention the heat and cool settings however I think for cooling 74 low should be a little lower.  Probably 70 would be more reasonable.  I would also take out the blurb about turning up the AC when leaving for more than 2 hours.  That is something that can be mentioned in a guest guide or welcome email before arrival.

 

I use the Nest thermostats which I love and have high and low settings on them to prevent abuse.  The nest also has what is called an eco mode feature when when the home is empty it will raise the thermostat.

Thank you for the insight. I will adjust the listing regarding the temp controls and move that to house rules. At some point I do plan on adding deck furniture.

Airbnb is a temporary rental, no long term intentions,  Empty rooms and pictures of maybe furniture purchases are scary to a potential Guest.

If your minimum  stay is 30 days then a STL is not an optional choice if required for over 30 day stays.

Nor impossible but know your target market.  A house for up to six people for 30 days or more,  Might be a family with a temporary need for housing in your area, price wise even if a home owner insurance is paying you can't be in the short vacation pricing arena.  NTR on Airbnb do have a higher cost then private MTR because pluses but isn't a 5 day vacacional rectal usually 2 or 3 months and the price has to be in reason to the pluses received.

Hello @⁨A-D-⁩1  - I am in GA as well and offer space for long term too. I like to offer a dedicated work space as well as looked into what the demographic is for long term in my area. In my case it was Japanese companies that would attract clients from Asia - so I make sure to provide rice cooker, bowls, sauces, chopsticks etc for that. If you wish to target more diverse crowd include some other things as well. Get a cleaning service if you are not able to go in and clean the space every two weeks. Provide extra towels and extra house slippers to keep the area clean. Cater to the target group and advertise as such. Hope this helps.

@Angie924 That is awesome that you know exactly who your guest is/will be and being able to cater to their creature comforts!

That is half the battle right there.  We can't be all things to all people.

How did you acquire the corporate clients? Did you reach out to companies directly or the connection was made via listing sites?

 

Good tip on providing "things" that your clientele would appreciate.

Thank you for you insight. The sofa suggestion is one I really didn't think about (shorter stays vs longer stays).

You've already received such good feedback from people that I don't feel like I have that much more to offer, but I did think of one thing.

Like you, I list my property for 31 days or more and do not accept bookings for less than that.  I had hoped that there would be a market for such a listing and I  discovered that there truly is.   The only thing I ended up changing in my ad copy was putting "31 days or more" right into the title.  It uses up some important space in the ad unfortunately,  but it saves me a lot of unnecessary messaging. Before doing that, I received a surprising number of messages from people saying they were trying to book my place for the weekend (or week) but the software would not let them.

Your mileage may vary, but it is one piece of advice that I thought might be helpful to you.
