Hello my name is Irishea and I am requesting assistance with critiquing of my Airbnb. I have received a low traction within the last 3 months which is unusual. I am welcoming your opinions. I look forward to the responses.

@Irishia0 To me it’s was showing 50%, when i checked. 

Also, unlisting and relisting won’t “reset” your response rate — Airbnb doesn’t work like that.

 

Your response rate is tied to your account behavior, not just the listing. So even if you:

  • unlist
  • create a new listing
  • or relist the same one

…the system still considers your past messaging habits.

What actually happens:

  • Your response rate is calculated based on how consistently you reply to guest inquiries/messages within 24 hours.
  • It usually reflects your performance over a recent rolling period (like last 30 days or recent requests).
  • So if you had 50% before, it won’t magically jump to 100% after relisting.

What will improve it:

Instead of trying to reset it, focus on fixing it:

  • Reply to every message quickly (ideally within 1 hour).

 

  • Turn on instant replies / quick replies

 

  • Enable Instant Book (this reduces dependency on response rate slightly).

 

  • Even if you’re busy, send a quick “Hi, I’ll get back shortly” — it counts(& then maybe after an hour when you get free you can reply to their queries).

But the most important suggestion that I would give to you is — to be consistent & I’m sure you will love this business. 

Also you can make some quick replies templates that will initially save your time.

First of all, you have a beautiful home—it really has great potential!

I just feel a few areas need a bit of attention to improve your traction:

  • The photos seem a bit zoomed in. I’d suggest using a wide-angle lens or going for a professional photoshoot—it can make a huge difference and instantly elevate your listing.

  • Secondly, many important amenities like soap, shower gel, conditioner, hair dryer, towels, iron, crockery, pans, etc. should be clearly highlighted. This gives guests a better idea of what to expect and builds confidence while booking.

  • The description of your place feels a bit limited. Try to write a more detailed and engaging description—include guest access, things to note, house rules, and overall experience. You can also check similar listings in your area for inspiration and then tailor it to your space.

  • I also noticed that from Friday you’ve set a minimum 2-night stay. In the beginning, it might help to stay a little flexible, as this can attract more bookings.

  • Your response rate is quite low (around 50%), which can impact how Airbnb shows your listing to guests. I’d suggest being more consistent and quick with replies, as this helps boost visibility and trust.

  • Lastly, pricing strategy is one of the most important factors where many hosts struggle. I’d recommend comparing your listing with similar ones in your area and adjusting your pricing accordingly to stay competitive.
    You can also offer small discounts or promotions to attract initial bookings and give your listing a push.

Thank you for your honest feedback.  I thought I read that my score was 70%.  Would it be a proper to unlist it then relist it. I thoughts?
