Critique My Listing

Hi,

 

New host here looking for any feedback on how to improve my listing. There has been plenty of interest and bookings due to the location. Mostly looking for advice on what can be improved to attract respectful and experienced guests, and making sure I'm not missing anything important! Any and all constructive feedback welcome!

Your lodge looks adorable and I love the wintery feel to the first photo. Thank you for sharing your new listing. Here are a few observations that might help enhance its appeal:

 

  1. The house looks beautiful, though it appears a bit busy with many items. Simplifying the décor could make the space feel more open and inviting.
  2. Consider hiring a professional photographer to capture the best angles and lighting.
  3. It would be great to update the cover photo—something that highlights the natural beauty of the garden would really stand out.
  4. The listing currently shows 3 bedrooms with 3 beds, yet it has the capacity to host up to 8 guests. You may want to update this for clarity.

 

 

These are just my suggestions to help strengthen your listing.

Some good comments made previously... I would just add a couple more:

 

1. Be sure to reply to each of your guest reviews... this shows to them (and future guests)  that you appreciate their stay and their review, but it also give you an opportunity to comment .. perhaps to use a a "marketing" plug for future guests. don't overdo it... but something that complements why that gets stayed and highlights for them.

 

2. While you mention the nearby features in your community, for those of us that have no idea what the wider area offers, I would suggest that highlight nearby attractions more... pictures speak loudly (in additional photos section). This may suggest why a potential guest should choose your place to stay.

Apart from everything being stated in the previous replies, I have a few more things to add:

 

1. You spent so much time to explain the house rules, while the description area (about the space) you finish in few sentences. These kind of properties where groups of 6-7-8 people are coming, usually need more explanation. Yes, the pictures are there, but still. 

2. Some bedroom pictures can be retaken. Lower the camera to your waist and shoot from one corner to another one. That gives better view (TV should be still shown).

3. So many house rules. Do you really need all of them? Maybe, better wording? 

In my opinion they are overwhelming.

4. No essentials?  Why?

5. You are leaving behind food left by previous guests and then you don't take responsibility about the expiration date. Maybe throwing the leftovers will help you reduce your liability? 

6. Use captions on your pictures to describe what the guests are seeing or maybe what is not shown too.

7. When making the listing on the platform, fill all the spaces where you should answer a question or explain something. That will help your listing on the platform.

Hi @Branko38 .. just a note re your responses.. good observations.

 

When you reply, use the keys SHIFT @ keys (together).  This will bring up the folk involved in the posts.  Select the ones that you want to address and this will notify them that you have responded, otherwise they may not pick up your reply.
