Critique my Listing

Hello, Sara & Mark hosting in a small town called Alfiano Natta in Piemonte Italy, we are trying to appeal to more US & Canadian travellers who up until 2025 were our #1 clients, this year numbers have dropped for reasons we can all understand but I'd be very interested to hear any feedback as to how I can optimise for these guests. Thank you!

@Sara11815  What a gorgeous listing with great reviews!  I don't have any real suggestions to attracting guests from Canada and the US just came to say that you have a great listing.

 

The only simple thing I can think of is I am sure there are a lot of Italy travel groups on FB and IG that likely have a lot of US and Canadian memebers. I would share my listing on some of those sites. 

 

You could also do a boosted post on FB and just target Canada or just the US or both.  Looks like you are doing great!

The guests are almost all international, this year mostly northern European, Swiss and German although we welcomed our first Canadian and US guests 2 weeks ago.

You clearly know what you’re doing - and that already shines through in your beautiful home, the quality of your photos, and the reviews you’ve earned.

Sometimes there genuinely isn’t a specific thing to change or fix to recreate the same level of demand you may have experienced previously, and that’s completely normal!

Hosting has always had a strong seasonal element to it, and demand can be influenced by so many external factors - economic conditions, travel trends, consumer confidence, and broader market changes that are often outside of your control. It can be easy to feel like it’s something unique to your property, but more often than not, it isn’t.

What matters most is continuing to do what has already served you well: staying passionate about hosting and maintaining the standard of experience you’ve clearly built so far. By continuing to deliver that level of care, you’ll keep positioning your home as a place future guests will want to choose.
