Hi, everyone!
I'm a newbie in AirBnB and I'm hoping to get advice from other hosts who are ahead of me in experience. Japanese Inspired Baguio Guesthouse is the name of my guesthouse, please feel free to share your insights and advice on how I can improve. I'll be leaving the link of my AirBnB below.
Thanks a bunch!
Lanz
It is nice listing, the house is also a little bit a museum....
The price is vey affordable, i suggest to add a small fee for the second guest :

You also offer long term stays, but i wonder the house is suitable for that.
Also the discount is 25%, you will not earn very much !
Thank you so much for the reply, Emiel..
You're right about the 25% discount for long term stay, it was set as is when I was editing my AirBnB listing and I'm glad you brought it up!
Hi @Lanz12!
Welcome to the Community and to the hosting world! How long have you been preparing to post the listing? @Shelley159, @Marie8425 and @Lorina14, is there any suggestions that you'd like to share with Lanz?
Best,
Alex
Your decorating is lovely, to be honest though I think you aren't focus correctly because if I am interested in Japanese, I would look Japan. The other side is talking about imported decoritive and your rate is very low, can be scary opposit themes and if I accidently break something scary.
Positive notes:
You and your reveiws both discuss location perks. Being close but still quiet and seperate is a big plus to a big market. Another big plus ispublic transportation lots don't want to drive if can't read the signs.
ANo kitchen is fine who wants to cook on vacation but we all eat. Brag about chloices closde. Even a week pedople like comforts. Show the coffee maker, buy a small microwave and a mini fridge. You have nice weather if we didn't have space mini fridge right out back door. They don't use frequently maybe a cold soda lol.
Fix your Wi-Fi or set up a tv wi-fi better then thedy stream in their language
You have beautiful weather most days, set up you can get wicker like love seat coffee table. A living room outside, people want to enjoy what is normal to you. Haha
Do Airbnb New Listing Discount that gives you a boost.
One of your reveiws mentioned your good advice were to go. Make some Airbnb Guidebooks we love informanation when we are shopping. General Search Engines read the Airbnb site. People search for accomodations near a site. Tied into that Guidebook about the site sprinkled with keywords about your accomodation.
Hey, Marie!
Thanks for sharing your insights and I'm deeply grateful. I would love to make some AirBnB Guidebooks and also would love to put more amenities on my AirBnB guesthouse. I will consider all your suggestions and your comment with all your advice will surely help me have a better AirBnB experience for my guests especially when I start making them happen!
Thank you again so much!

The Philipimes is great to visit, you are in a great spot. When I did Hawaii our best spot was actually a more economy layoit for Hawaii. The house was next to a Hawaii Nature Park in Honolulu. No neighbors a tropic forest but 10 minutes fom downtown Honolulu. People loved it. We didn't compete with Hawaii hotel prices which meant we didn't have to compete with their amenities.

Thank you so much for the advice and checking out my listing!
I'll be adding more photo's soon to showcase more on the open space and thank you for the advice and checking my listing!! Just the advice I needed as well!
Really appreciate it a lot,

Hi @Lanz12
I think your listing is great! Just 2 things I notice, but the 1st one may be on purpose ...
1) You only have a handful of nights available - are you planning to open more dates as soon as you're ready? The bulk of bookings are about a month in advance in some markets.
2) I find it hard to see some of the best features 😃 The most prominent photos are of decorations, while guests likely worry more about the accommodation itself. I would add photos in the first 5 positions (the ones that show up most prominently) showing entire areas so guests can see exactly how the place is set up. You can keep the zoomed detail, just from photo 6 onwards.
Looks like you're doing weĺl!
Hi @Shelley159,
Thank you for commenting on my place and checking out my listing!
Yes, you're right.. The unavailable nights are on purpose due to the long holiday season this December in The Philippines. I want to take this time to reevaluate while I'm out of the city in order to try and make the most out of the peak season during summer.
I'll be adding more photo's to my listing very soon and thank you for the advice especially about how the place is set up!
Thanks again and I appreciate it so much,
Lanz
