Critique my listing N. Topsail Beach, NC

Hi everyone 🙂 I'm a new host; I started in August 2025. I've received several bookings from other apps, but none from Airbnb. Would you be kind enough to critique my listing?

Congratulagtions!  Very nice camper.

First the fixes, keep you out of trouble, lol

Beach view means the Guest can look out a window or on a deck, looking at your map they are not going to see a beach.

Washer/Dryer means you provide on the property not laudromat nearby.

Not bad things but you will get a Guest complaint if not factual.

It says No Essentials, you do provide so fix that item.

 

Instead of a Sale Price use the Airbnb New Listing Discount, Airbnb gives you a boost in display position.

Also, regularly update something on your listing this changes the Date Modified which Airbnb Search reviews also to see if Host is active.

Then I suggest identify your market.  You mentioned other site bookings who is the usual?

You want to focus your description and prices to your usual market.  Airbnb allows you to price for four but take 5 and 6 for an additional cost.  Right now, if I have only 4 you are priced too high so your market isn't looking.

If a couple with kids usually sell to them target who loves your place you want more of the same. lol

A suggestion to when usually kids the parents get the couch use some fat floor pillows for the family to relax watching  a movie after a day of fun.

Families especially on vacation take pictures of a nice barbecue area, some sort of table, and relaxing outside in nice weather.

Thank you so much for the feedback! A couple of questions, there is a laundry facility on the property, just not in our camper, is that okay? I think I mentioned its coin operated, but if not, should I add that? Absolutely right about the beach view, I'll change it.

 

So far, our usual guest has been families with kids which is absolutely who I would like to market too as our prices are going to be much more reasonable than some of the surrounding beach houses. Floor pillows are a great idea; I'll get that ordered ASAP.

 

I need some updated pictures of my patio, I think. We currently have a small charcoal grill, a fire pit with seating, and a picnic table with a solar umbrella. Does that sound good?

Laundry - it comes down to control.  The Guest if there is an issue with the laundry area even just something was spilled you don't have control to remedy.  That is the difference and Guests will call you on it.

 

Yes, I was thinking perfect family get away.  Price for 4 the average and do a per person add on for 5 and 6.

Rewrite your description.  Just market to a family and why your a great offer.

Families, especially beach vacations, like to unplug do hamburgers for dinner, maybe a little seating area to make smores.

If you have beach toys, chairs take pictures that is a selling point.

Families and beach vacations- beach towels, beach blanket (again kids don't need chairs haha), insulated bag to take to beach, beach bag for towels, little things but make life a lot easier and less to pack.

The main focus is not to change your place.  I think adorable.  Adorable meets your target market.  Just change presentation, you are looking to broad solo traveler then group 0f 6.  Rethink like you are a family of 4 decision maker planning a week at the beach not a one year lease.  Your buying mindset is very different then what you have but an easy few tweaks.

Just a bit of humor.  Big selling point less expensive trailer than house but with 2 bathrooms.  A big luxury to a family of 4 on a budget.  Great to have, when you have kids. lol

Both laundrys afre okay options just correctly defined laundromat makes guest aware not your legal control.  Nothing bad lots of rentals havee community laundry your maarket is 7 days vacationing at the beach laundry isn't a  vacation planned activety haha Probably how to avoid the work lol on vacation.

While picture testing, I just use my phone.  Then when you have more comfort who is intetreed and why, you can have professional picgtures done.  Get your feet wet first

Beaches do make laundry with kids.Haha

Focus on positives buy a little wagon for transporting to the community washers.  Provide a couple of detergent pods.  Beach towels provide 2 per person, this just makes less often remember only 7 or 10 days not a long commitment by guest so don't put too much worry when maybe a guest does 2 loads of laundry in 7 days.  Make thing easy and highlight fun for a family vacation beach any sites any ice cream parlors near a great pizza placeyyour trailer is very nice don't stgress.  Fix the pricing use an AI tool have it write you a new description.  You will get reservations just learming the platform and gues8t likes.

I am from Hawaii so beach knowledge haha.  Another great idea is one of those expandable folding racks.  Towels air out and dry overnight and since it easily folds up doesn't take space
