Nice listing !

My few comments:

Amenities correct ? It says: no heating, no washer, no essentials.

Add the "noparties" setting to the houserules (it is already mentioned in additional rules, but also add the setting to main houserules)

As a new host maybe start with "short term stay" reservations (max 27 nights) .

Looks like a great start! I'd maybe add a few more photos showing the small details and what makes the place special. Guests usually decide pretty quickly based on the photos. Other than that, clean listing and easy to understand. Good luck with your first bookings!

@Ken4373 Solid listing - doing a lot of things right. My suggestion is to test: The Heart of Huntingdon. Vintage and spacious. First part is perfect, second part could be more descriptive with 1 of the features in your description - unless you know for sure 'vintage' is something people look for in a listing—if I scan a page full of listings would someone pause on vintage?

I wondered if you have done some tests on listing titles and things like that before? Is there a tried and tested formula that seems to work better than most?

@Ken4373 Well I'm hosting my third year now.  I keep my pictures to a minimum a showing reality.  Plus personnal welcome cause I  work on site.  Else  keep it as real as you can with pictures.

This is great if I had someone going to either one of those two Universities. If I don't know what makes me want to come there?   I only see this as a place for maybe students to rent out during the time that they are attending either University or college?  It is a beautiful place, but nothing you have said wants me to pick up and go there?  Tell me more about the old-world charm of the community?  Do the streets roll in at 5 pm and back out at 6 am?  How far is the lake?  How far are the Universities?  I understand why you have the attic unavailable as well as the basement, which is where all the bodies are found, and the Ghosts are hidden in the attic.  I hope I am helping you as a first timer.
