It seems with the new upgrade that setting a monthly rate has disappeared.
Previously we could customise an amount (say $5000, for the month of November).
I can't find this with the new upgrade.
Only a monthly discount is available.
Anyone know a solution to this?
Thanking all in advance.

Hi @Belle2361 ! You can use weekly or monthly discounts and set a specific discount for a specific month. This way you can get your monthly price, like in your example for the month of November, to $5000. You can find more on how to do this here: https://www.airbnb.com/resources/hosting-homes/a/setting-a-price-for-longer-stays-379#:~:text=Settin....
Hi @Sybe
Can you confirm that there is no limitation on using rule-sets? The documentation says this feature is available for hosts with 6 or more listings.
Best wishes,
Kevin
That doesnt work! you can only set a general discount not for a month. Custom monthly prices was the most useful feature! They just need to bring it back.
My solution has been start a new listing for monthly stays. ive blocked out my high demand months. Anyone forsee an issue with this solution?
Still no usable answer to this question! As many hosts, I do not want to apply a discount in high season!
Airbnb is making a lot of changes that are more customer oriented than host oriented. I think they forget that without us (the hosts) they can close their business.
So far I got around it by making a 55% discount and only opening 6 months for reservations. And when the high season gets into these 6 months, I will cancel the discount. But a lot of work (I have 5 listings) and constant monitoring of dates. The other day I forgot to adjust a price and of course the clients didn't miss that error. I got a reservation at a ridiculously low price!
Any other ideas?
Hi @Dagmar169
The only way I can see to resolve the issue for now is to set your calendar to "unavailable by default":
Ensure your pricing is correct
Then unblock the dates that are correctly price as far out as you want
This is the only way to prevent the rolling calendar from opening up dates before you can price correctly thus preventing someone from booking at a price you didn't want. You can also price past your open calendar dates, but you will still have to remember to properly price your dates as the rolling calendar moves forward past your availability window.
@Dagmar169 can you not switch on pro tools and then have a ruleset that applies a discount for those dates when you want one? That way the default will be your full rate until you add the ruleset.
I think @Mike-And-Jane0 have the best idea to add your discount to specific months for sure. Turn on Pro Tools and use a rule set to discount your price only on dates you want. It's more work than what was previously available, but it will get the job done.
If you have fewer months with no monthly discount (busy season), then you can leave your default discount for the majority of the year, then create a "0% discount" Rule set and apply it to your high season months to override that; might be less work.
I really also miss this feature. Before the change I had 70% monthly bookings, after the change I had exactly zero 😞 I still fail to set up the monthly discount in a way that it works for me.
